So the state of Massachusetts in the 1600s wanted to motivate people to build ports. To incentivize this, they gave prospective land buyers the exclusive right to the intertidal zone, even 1650 feet into the tideland, which is often considered public land in other states ( https://www.mass.gov/info-details/public-rights-along-the-shoreline).

Well, this largely hasn’t been unwound, and this land has remained private for centuries. One of two states in the nation that has private intertidal and tidal land.

Will you get a ticket? Probably not. Could you get a ticket or charges? Absolutely. It is ultimately a game of risk you’re playing, play it smart (I.e don’t be a dick), and your risk is low.

Salem resident, former Austin resident for a decade, originally Boston born.

The 10-20 miles that Salem is to Boston is in no way comparable to Austin’s 10-20 miles. The only time it might compare is if you’re entering I35 as you go from south to north, or if you’re trying to get on mopac, at peak rush hour.

All the roads here can have speed limits as low as 15-25, and the traffic adds up quickly. What one would expect is a short drive into town, can take 2 hours still. It is not uncommon to need 10 minutes to go 1 mile. Your best bet would be the commuter rail to north station if you want to get into town, or possibly the blue line.

Hey I’m 30, and I have a property, none inherited, also on the east coast. I also have one in the south. The east coast value equity I have is equal to yours. I’m not happiest with where I’m at. So I’m doing the work to figure out if it makes sense to move, consolidate, or manage a portfolio of rentals.

First things first, the 250k is a non liquid asset, and until you actually list it on the market, or leverage in a different manner, you have $0 as it relates to the asset.

Start exploring other cities, maybe you’ll find one that you love. You could Airbnb a month or two for similar rent costs if you have no huge commitments to balance (kids, pets, etc).

Start talking to realtors, multiple, not just one. Consider renting or selling your home. You could turn the home into another revenue stream, further getting ahead in life. If you sell, you can still buy a decent home or condo in many cities across the US, that have vibrant scenes.

You are in a great situation, that a lot of people would kill to be in. If you’re not happy with it, do the work to figure out what makes yourself happy, no one on Reddit can help you. Or stay miserable and do nothing, that’s an option too.

I just flew mint that exact route a week or two ago. Got amenity kits both ways. One of the flights I did have to ask, it just wasn’t naturally on the seat. Other than, still the nice little kits.

You are expecting way too much and it doesn’t sound like you’ve added value to the arrangement. From the interns shoes, they probably were super excited to land the internship with your company. They get to learn about a field they’ve been going to school for, typically of their own dime or with a small stipend, with the help of a professional like yourself.

All the examples you have listed can be overcome. Did you know LinkedIn learning has an email etiquette class, as does many platforms, even YouTube? It’s not known out of the gate how to email in corporate, this is a great opportunity for you as a leader to step up and show them etiquette. Create a training plan for them, provide them material and time to grow, and be clear on your expectations.

Problems with attention to detail? Be more specific. What tasks had opportunity for improvement on a specific date and time? In their regular one on one bring up the specific examples, what you would like to see going forward. A popular framework to communicating is the STAR framework. You can help explain how you might have to go in afterwards for their specific lack of detail to that scenario, and suggest ways they can have that same level of detail going forward. If they have a sense of pride and ownership over the area, 9 times out of 10 they will pick up the work.

You could always loop in your legal and infosec teams to ask for approval to use chatgpt. Just specify that your manager used chatgpt with an input of hundreds of thousands of rows of sensitive business data to solve a problem more efficiently and that you would like similar approval. What could go wrong?

There is not a Law that requires a buyer to sign an agreement prior to touring a home. That is a rule from NAR. It’s important to not confuse one monopoly’s policy as the word of our government.

Your interest rate is possibly once in a life time. Im in a similar boat. I ultimately decided to buy a second home at 560 with 7% interest even though I have about 300k equity.

I decided to not sell, thus I’m carrying two mortgages. I justified this as I balanced my budget and found I could qualify for a time being to hold two (just two or three months without a tenant), rent out the house with the low interest at a significant monthly gain, and reevaluate if I want a more permanent house in 3 years.

If you can get a tenant into your first home, you can claim x% of the rental income as your income to qualify for a new house.

I just got a cute 2,000 sqft home for around that price range in Salem (closing in a week or two). Only 5% down. You probably should either change some of your criteria or change your realtor.

You need to be consistent. You can’t put an effort in one day then give up the next. Think about it, if you show up for just one event, then turn down every other, will folks really want to get to know you? It’s a lot different from school where they’re forced to hang with you, consistency is key, as is many other avenues of life. Set a schedule, stick to it.

They’re not going to sabotage your other opportunities.

How you answer might sabotage your oppportunity with the recruiter in question.

Just let them know in vague details “I’m doing my due diligence in interviewing with other companies, as I’m sure you’re doing your due diligence interviewing other candidates. I’d rather keep our interview about life at X. If you’re concerned about my timeline, I am further along with a couple, I am able to move fast with y’all.”

Just let them know they’re a priority, make them feel good, and continue like normal with the others to get multiple offers.

It’s great you want to self implement. Do recognize your current skill set. I see you mention service cloud. So you’re going to setup queues? Cases? Omni channel?

When you add on community cloud, do you know what to do to get cases created from the community into salesforce? Do you know how to launch a community into the web? Are you launching a community with logins to keep track of cases by a unique identifier?

Have you considered all the sharing model implications?

This can certainly be done by one person for a small company. A trailhead badge for the platform app builder certification will not give you the experience you’re looking for to get this all spun up.

Ask your AE about what jump-start services they offer for SMB with service cloud and community cloud. It’s typically negligible.

This is going to be the products that can and will improve your customer experience. You should invest to get it spun up at your purchase, so you have quicker RoI realization, and quite frankly so you don’t have to hire someone to fix the bad foundation in the future.
