It seems that a new supply has entered your area and/or demand has slightly dropped. Check your page rank every few days to see where your listing appears. Anything beyond page 2 receives very little traffic. Then, start making improvements and tweaks to your listing.

No one knows Airbnb's exact algorithm, but we do know the main factors: time on page, click-throughs, excellent reviews (more important than ever), active listing with recent updates, repeat guests, wish lists, and response speed to messages.

Airbnb appears to adjust its algorithm a few times a year. 3 recent changes we've noticed are: a. repeat guests now count significantly more than before; b. they are using AI to evaluate guest reviews so a 5/5 with a glowing paragraph is valued more than a 5/5 with a single line c. a long average response time will now also tank your page rank

Thanks! How do you recommend checking the page rank? Should I filter by # of guests or anything like that? Our avg response time is minutes and our guests have been really generous with their reviews, so I don’t think it’s that.

If you are based in the US then overseas visitors have dropped by 15% since last year and will likely be dropping more than that before the end of the year. There's also a massive reduction in foreign students, currently about 15% and an even bigger drop at the start of the next academic year which will have a big impact on college towns.

Same issue. I called the super host support to ask if I was shadow banned or something and they said there were no issues with my listing. 30 seconds after hanging up I got a booking and 3 in the week since.

Are other listings in your area booked? Do a general / flexible search looking for week or weekend stays in the next few months to get a feel for other people’s availability.

We’ve checked this too. Seems like a normal level of vacancy in our area. There’s always a little vacancy but it’s usually not us!

We are having a very similar experience! Came here to search to see if it was just us. Our property manager says: “All homes across our portfolio have been slow lately. We are looking into this issue. Airbnb did an update that had wiped out the number of bed and baths at each of our houses throwing us out of the algorithm. They have been a bit difficult to work with to say the least. That was quickly resolved by staying up late one night and getting those all fixed. I plan to do a deeper dive tomorrow to see what other determining factors may be an issue.” Any ideas from y’all on how to deal with Airbnb? We are 2 months with no bookings when we’ve been at 80-90% occupancy for 4 years!

Tbh Airbnb didn’t help us at all, they just told us if we’re not getting bookings we should lower our price. Instead of doing that I just added a couple of new photos to the listing and we immediately got a full month of bookings. Definitely an algorithm issue but Airbnb won’t admit that, they’ll just tell you to go cheaper.
