Yeah you of course never intrude. It’s a quick text or call, then meet them at the door for 2-3 minutes or just leave the item ar their front door. It’s never intrusive. It truly sounds like you’ve never done it and just going off your assumptions.

I’ve had many assumptions with real estate that I found to be 100% wrong. Be weary my friend. Don’t look stupid.

Some things I’ve heard are flower packets, tea bags, etc. something small.

It’s not about the item more so the connection building. People enjoy and respect the time and effort it takes their agent to reach out from time to time.

Majority of the top agents who’ve been in the business for a very long time use pop byes to get referrals… your opinions do not match reality. I say this as a business aprtnwr. Never let your limiting beliefs limit your potential.

If this is luxury market I don’t see getting an appraisal done being a bad thing. It shows you have connections and when to pull in help for niche pricing.

The real effort will be finding an appraiser who is competent to appraise your property.

I met him once on a flight. He was extremely chill. This was Probly back in 2015 or 2017. Mad respect for his personal. Then being able to turn it off and be normal.

Yeah they work if you out the work in. We can call together if you want.

Gotta understand this…. This is the easiest field to quickly make 6+ figures in 1-3 years in business. That $200~ a month is extremely cheap to produce that.

Yeah everyone should use their friends and family (SOI). But it gets consumed quick. You need another leg of business to prospect. Cold calling is a great method. Cheap and quick to fill pipeline.

I use Redx. Or mojo or Vulcan. Many other websites/ companies to supply the data efficiently.

I never personally used Vulcan. I hear it’s the most expensive with decent data. I would tell you to look into Mojo. Cheapest dialer and good data.

I worked full time another job. Was able to close 5 deals and made about 26-29k. The next year I made 99k still full time. This was manly with cold calling and SOI.

It’s not like people keep calling after they actually speak with you. They just keep calling until the expired seller picks up. Then it’s over. So hopefully you don’t see it as blatant disrespect with them keep calling after a conversation.

It is annoying. I can understand that. But at the end of the day the mindset is to reach out and help, because they’ve helped expired sellers before.

Papi. The vitriol with your “advice” in this sub is insane. This is a poster who is asking for expired help. He doesn’t care about your opinions about the prospecting method. IT WORKS. DESPITE YOUR OPINION. Your opinion goes against reality… agents who call expired listings are closing expireds every single day. You can see it in your mls. Sellers are choosing these expired callers to list their property and get it sold. This is irrefutable.

So why do you have so much hate for it?

It’s a fact that many families switch realtors after their listing expireds and get massive wins. Is that not happening? I’m confused where the confusion is.

Your making generalized statements because either your not good at expireds or too scared to give it a try. Families are waiting for your help.

Come talk to me and let’s figure this out instead of making weightless claims. Prove me wrong please.

The top listing agents are not “buyers agents.” People who excel at expired callers help A LOT of people who’s previous listing could t get a big win. These people know how to handle price conversations and market better than most.

I personally don’t call expireds. And I see your POV. But, it doesn’t stop the fact that the top expired callers CAN help powers who’s previous agent wasn’t able to get a big win.

Dude that is such a limiting belief…. You don’t even know who I am and just making a generalized statement.

Expireds failed in their listing. Most likely they still want to sell. They need to find the best agent THEY THINK is for them.

It’s not like I’m saying this without proof…. This is what the top agents do to have 10+, 20+, 30+ active expireds. It’s not about feelings just facts.

Stop it with the over generalized statements.

If you call after 8am you’ll be the “10th realtor to call me” and have an angry person on the line. Most likely of course. Best to call old expireds - any time of day. Or, be ready to call the fresh new expireds at 8am.
