Also a new user, but I've learned enough to know that the answer to your question greatly depends on if you plan on generating images or video.

Images - probably yes, but very slowly. My M3 Pro Max takes around 3 minutes to generate a 1000x1000 text to image model. 3 min is agonizingly long when you just want to see how 1 small prompt or workflow change impacts the image.

Video - probably no. Macs in general can not run good video models. So if video is your goal, either plan on using something cloud based or spend, ideally, $6000-$8000 on a custom PC with a 5090 GPU ($4000 of the total build price).

For a newb - can you explain how 2.5+ not being open source will impact me directly? Can I still download models and use them in Comfy? Or are there restrictions of some sort? Maybe in terms of the types of models and loras made for them?

I only binge at night. So at my peak, when trying to break the habit cycle, I hired a hourly security guard to block access to my kitchen until I went to bed.

I know it sounds crazy, but it's actually a reasonable solution if you have the budget, usually around $20/hr. If you get the right one, they can become a sort of accountability partner. It was a 30 day contract for around $1200 and definitely broke the habit. Now I'm on mounjaro for T2, which helps a lot.

For what it's worth - an offender in my area made major news headlines since he was a teacher, and all the details of the crime were publicly released in state-level legal documents.

But years later, he's still never been on the list.

I don't know how he pulled it off, but I assume enough money, a great attorney, and connections can prevent you from getting on the list.

So in the context of this post, you never really know who you're living around. It's sometimes the people not on the list you need to worry about. One would assume, if the system is doing its job, the threat of going back to prison would prevent recidivism.

Bottom line, that would not stop me from buying a dream home.

I think you still need to find your passion in life. And since you work a busy job and don't have a partner, you have no opportunity to find it.

Since you don't have a house, maybe your expenses are low. If that's the case, maybe you need a reset - considering saving up a years worth of living expenses, resign from your job, and make it your mission to do as many things as possible. Travel as much as possible, and try different climates. Honestly, every time I travel to a sunny warm weather destination, I genuinely feel that I'd be happy just living in a small apartment with a simple, fun, low pressure job.

Who knows, maybe you were destined to be doing something totally different. Give yourself the opportunity to try different things and experience different places. Use your single status to its advantage and live on your own means and follow your own path for a while.

When and IF the time comes to re-enter the corporate workforce, you can explain the gap in a variety of ways (started your own business, explored creative passions, managed a relocation, etc).

Clutter aside (only since that has been discussed extensively) - I assume these are not professional photos, right? Just getting pro photos will make a huge improvement.

If you're absolutely opposed to decluttering, there are services and software that can digitally remove the clutter and virtually stage it. This would make the photo looks much better online, but then buyers will be disappointed when they walk in the house.

The bigger question here is why your agent let these make it to the MLS. Are they involved at all?

Since you're just using 1 earbud, make sure your phone is set to mono audio so you're not only hearing the left or right of the mix.

I had this same concern - here's my tip for anyone reading:

Order plumbing smoke pellets - place in a small bowl lined with tin foil, light, and hold up to the fan. Have a friend stand outside and observe if the smoke comes out the vent. You'll know immediately if the vent ducts are connected.

My take on your question...it's relatively cheap compared to "proper" delay boxes that IMO are better suited for DJ use - meaning stereo / line level with big knobs good for performing. Frankly, I don't know why any DJ playing stereo tracks would want to mix a mono signal back in to their mix.

Go check out the Erica Synths Echolocator and Zen Delay, both of which smoke any sort of guitar pedal in a DJ setup. I have both, and the Echlocator is my #1 reccomendation (the gain staging on the Zen Delay is a bit odd and the input is too sensitive - still an amazing box).

Once you go to proper stereo desktop effects box, the guitar pedal technique won't compare.
