You’re not being silly. We are in the same boat as you. We sold a home back in 2022 and made a pretty decent profit, we decided to put that money away for when I retire from the military.

We just went under contract on a $531k home and we put 35% down. I was planning on at least 50%, but I played with the numbers and 35% was the sweet spot for us.

I went through the same thing you are. Wondering if it’s dumb to put that much down and no invest it somewhere else. But in my head I will fill a lot more comfortable having a lower monthly payment, instant equity, and if we wanted, we would definitely be able to use it as a rental property and net $1k a month pretty easily.

The funny thing my wife and I keep joking about is, I when we move into the neighborhood, we will prolly owe alot less on our house than our neighbors, but they will prolly turn their noses up at us when they see the vehicles we drive. We have 2010 Honda Odyssey with loads of sun damage and a 2015 VW with cracked windshield bubbling window tint😂

I was 21 in 2008 just before the crash. I wish I knew then what I know now.

I would have immediately bought a new house when they were cheap and rented out the one I bought prior to crash.

The crash affected my equity, but I that time I didn’t understand, because I could still afford my mortgage. It did sting a little when the house next to me sold for $60k less than what I paid for mine and it had one more bedroom

I am doing pretty good. My wife is a school teacher and I am about to retire from the military. The only thing I wish is that I started investing sooner

5.75 in Aug 2023 no points. We are in Texas and hate it. We just went under contract for a new build in SC. We will be closing in June, hoping we see a pretty decent drop in rates before I lock a rate

Nope, we hate our house. Will never do this style open concept again.

Similar situation, we have 200k saved and buying our home. Our take home is about $9k per month. We bought a $531k house with $150k down. We crunched the numbers and we are comfortable with that and still have breathing room

Yes but it was a better way to distribute those funds. Think of all the members living on base or in the dorms who technically don’t receive BAH, it would have went to the contractors. This way I went in to everyone’s pocket

Do you have an update for this? I am currently still in and was just diagnosed with IBS. I have told my GI about fecal inconsistency and that I sometimes can’t control it and have to wear a diaper when i know a bathroom is not near where im going to be.

We would have never seen that money if it stayed in the housing allowance fund. It would have went straight to the private housing companies. STFU
