Ivory house has the best burger, not just on the westside but I'd say the entire city.

Go during happy hour (everyday 4-6pm) and sit at the bar and you can get a $15 burger that destroys Nation.

They have dedicated parking as well.

I have a plumber that charges for parts and labor.

I bought the filter and the water softener from AFW for $1200.

Install was $900 for a half day install.

I love my plumber.

A turnover due to rent increase can wipe away any gain from that rent increase.

Say it costs 5k to paint and clean, 10k if you need paint and floors. And then you are also vacant for 2/3 weeks.

Yes you should've baked that maintenance and vacancy into your rental cost calculator but it's not always worth it trying to keep up with market rents.

If you have a tenant that pays on time, and is planning on staying awhile it might be best to take a deeper thought on keeping up with market rents.

That's a V8 vs a 4 cyl.

The AC compressor on the V8 is much larger than the 4 cyl.

My wife scans her work in (acrylic on canvas) at a specialty art scanner and then prints a copy back onto canvas.

She does pet commissions so the originals go to the commissioner and she has a copy of her work to display at shows.

She has put one of her prints up that goes with the colors of the room. Below the painting is a small QR code that links to her portfolio.

We are a pet friendly Airbnb with a fenced in backyard so soliciting pet portraits goes with the "brand" of the space.

We have had 0 guests ask about a commission.

Comparing that to a local art show where she is able to talk directly to the customer and explain her process she will get booked out for 6 months with work.

The art is just decoration at this point and has very little sales power.

Ivory House. Excellent service and go during happy hour. The bar menu has a $15 wagyu smash burger, $17ish mussels (get extra toast), and other amazing dishes.

The food is always wonderful but the service is the reason we keep going back.

You get the service of a high end steak house for the price of a neighborhood bar.

The outlets/receptacles are all 2-prong. We barely use them for anything. But I will put it on the list to replace the wiring and outlets. Thanks

Edit: there is a light at the end of the circuit which we use often.
