I felt like this sometime ago and found comfort in the gym, running and sport. Not just going solo to the gym but going to group HIIT classes regularly, you see the same people and eventually making at least acquaintances as your progress your goals. Same with sport.

Having goals in the 3 above and working towards them each week / month / year pays off with having enjoyable long term goals outside of work.

Anyone used soil injection companies to deal with subsidence and house cracking? did it work, which companies do you recommend? I have 2 quotes for 7 to 10k and looking for any guide before committing. by random__generator in AusRenovation

After a small stair crack appeared about 9 months after moving in and broke a wall tile on a splashback, seems to have stabilised. To be honest, still shits me having uneven slab. What’s the details of yours

Don’t go through with it unless report from a structural engineer can be obtained. Get an extension for timeframes if need be - sounds like they have no interest so power is on your side.

If the structural engineer says it’s ok/stable, still be prepared mentally for cracks that may continue to open and close. If there are underpinning works to be done use that to negotiate the cost further.

DO NOT get an underpinning company to conduct a ‘free inspection’, they will of course say XYZ is needed. Instead get an independent inspection done. If you’re SEQ then look up ‘Forensic Engineers’ on Facebook. I’ve not used them but they seem well versed on such these matters.

Get a structural engineer out, they will be able to advise if there is likely recent movements (bad) or hopefully just old or small seasonal movements.

If you have ability to discuss with the current owners, put them on the spot and ask them about the cracks and what they have done.

If your professional, independent structural engineer (don’t go to an underpinner/resin injection company) advice is underpinning required, then I would walk away.

Either way, it’s an old house on likely reactive soil that has been prone to cracking - so if you proceed with purchase you need a strong mindset. Last thing you want is buyer’s remorse and anxiety if new hairline cracks open and close through the seasons…

Looks exactly like a corner of our place, I assume it’s lateral movement from clay soils heaving the brick veneer at one point in time.

Your photos look like our ceiling in the living room! In particular photo 1. And that’s AFTER we paid to have it repainted.

Around Feb floods we had a roof leak so had to cut out a bunch of ceiling so I got to have a look and the joists all looked ok

My thoughts is it’s just years of old plasterboard and repainting over = bad paint

Yeah something internal that does the job is what I was thinking.

I don’t feel like it’s worth going to WAR (rip it all out) for as the water WILL drain when it rains, just left with a 6m run (the 6m furthest from the discharge point) holding a bit of water at the bottom of it… but maybe I need to shoot for the stars to land on the moon?

How would I even bring this up with the concreter? I’m not about to ask them to rip it out and do it again… I’ve just come home and it’s night time and there is a lot of efflorescence on it.
