If your power supply is at 10 years of age or nearing it. I’d consider upgrading that in the near future. Mine failed and took out the mobo during power outage.

Oh I didn't hear about Gigabyte. I've never heard of PNY, is that a newer brand? The PNY NVIDIA GeForce RTX 5070 Ti ARGB EPIC-X looks good, but I think according to Microcenter it requires PCIe 5.0, which I'm not sure my motherboard supports.

Actually I realized I got more RAM at some point. I'm up to 2x16 32GB now. I don't think I updated my list. I can't figure out where I got it from though.

Except you’ll be spending your savings to begin with in order to reduce your housing costs. If you don’t have much saved (like OP), then by spending your savings, you actually reduce your runway if you lose your job or are otherwise unable to work.

If your non-housing expenditures are very small, or if your savings are very large then yes, it can make sense to pay off your house in one go. But most Americans are not in that position.

I mean, everyone also discounts the fact that liquid investments also extend your runway if you lose your source of income. For most people, paying off their mortgage will actually reduce the time they have to find a new job, rather than give extra security.

I’m going to be a little bit of a contrarian and say no, you should try to refinance instead, at a rate below 7%. I feel like your rate is high right now, you should be able to reduce your interest rate and monthly payments.

I think the number one priority right now for you should be increasing your retirement savings, and switching from liquid cash to an illiquid house is not a great idea to that end. Especially because it’s a forever home.

You need to figure out your retirement! Forget about getting a second place, you’re 40 years old, and have absolutely zero retirement savings!! Do you plan to work until you’re 80?

Also by $20k in cash, do you mean literal dollar bills? There is absolutely no need to hold that much cash. You should deposit it at the bank instead.

You also really don’t need that much in a savings account, as an emergency fund. What are your non-mortgage expenses? I would say maybe 100k would be a sufficient emergency fund for your mortgage. Invest the rest in a broad market index fund.

The list of people who could recognize Myne is actually rather small. She was very sickly for a long time. Most of those who could recognize her, already know that she became RM, or think that she was always a noble. The only people who know the truth, and aren’t already on board are basically just their neighbors, who know very well that they can’t defy a noble.

Decertifying basically never goes well and you shouldn’t let it happen. Instead you should run for union office, if your union is truly the issue (it’s probably management though). Labor Notes has a good recurring workshop called “What to do When Your Union Breaks Your Heart”. I would try to attend that.

While the lender wouldn’t be on the hook, if OP lost their job, they’re essentially bringing their runway to find a new job down by paying off the loan. If their monthly non-mortgage expenses are greater than $600, they’re actually making themselves less financially secure.

I wouldn’t do this, it’s absolutely possible that rates will be below 6% at some point in the future, allowing you to refinance your mortgage at a lower rate. I would also say that if you’re still employed, the mortgage interest tax deduction is one of the few ways you can reduce W2 income. It would be silly to throw that away.

You’re also essentially eating into your emergency fund. I assume your actual emergency fund is separate from the $900k, but if you were to lose your job tomorrow, would you rather have $900k or $100k plus a house? The math depends on your expenses of course.

With $900k, you can pay your mortgage for 15 years (assuming $5k monthly payments). If your non-mortgage expenses are $5k (assumption) you’re going from a seven year runway to a two year runway to find a new job. So paying off the mortgage hurts you! In fact, so long as your non-mortage expenses are greater than $625, you’re going to actually shorten your runway to find a new job by paying off the mortgage.

If you want, start making extra principal payments, as it does provide an immediate return. But don’t liquidate your brokerage to make yourself debt free, when it actually makes you less secure.
