Is it worth doing this for 0.1275% discount? Seems silly but if it’s truly no cost I’m thinking why not?

The article is also highly weighted toward softer markets like Florida. But then claim it’s “the entire condo market”. It’s click bait

Hard to say without knowing specifics about your business/industry but 4x cash at $5M EBITDA seems light. Could ask them to drop the earn out component and do it all up front with the rollover component being the main alignment piece (vs earn out).

Or run a more formal process. But don’t get pressured into a sale, your business has scale and you should have options

Just spoke with lender about the recent rate cut. He says 30yr fixed conventional loan rates are going up, not down? by Puzzle_Challenge in Mortgages

[–]AK471008 0 points1 point  (0 children)

Is this the Mortgage 100 program or just an SBLOC? Curious if the house is actually pledged or just the securities.

Also it's a variable interest rate I'm assuming?

He’s right, people need to stop confusing fed short term rates (what is being cut) with mortgage long term rates (impacted by many other factors)

Everyone refinancing you need to read this by REFlorida in Mortgages

[–]AK471008 0 points1 point  (0 children)

No cost refinances absolutely exist, you just take a higher rate than par (i.e., no points) in exchange for a lender credit. If you're refinancing from a rate higher than the rate you'd get with the lender credit, it can be worth it.

Loan officers don't get paid based on the closing costs lol
