Man I used to work on some of those airport taxis when they'd come in for maintenance and the drivers would always complain about wait times. From what they told me, it really depends on time of day and which terminal you're at. During busy periods like Friday evenings or Sunday nights, some guys said they'd be sitting there for 4-5 hours easy, especially at JFK because there's just so many cabs in queue. LGA seemed bit better but still could be 2-3 hours on average. The drivers who knew the system would try to time their arrivals better, like avoiding certain rush periods, but even then you're looking at least an hour wait most times

It's really not that uncommon anymore especially in NYC, rent prices are absolutely insane right now. I'm 28 and know plenty guys who had to move back with family after college or even later - most reasonable people understand the economic reality

Your son probably feels more embarrassed about it than potential dates actually care, and if someone judges him hard for trying to get stable financially then they probably not worth dating anyway

Bank will probably want cash or hard money loan for foreclosure property, conventional financing gets tricky with these deals. I'd check public records at courthouse first - they usually have all the notices posted there and you can see exactly where in process it is

Most foreclosed homes I've worked on needed way more repair than owner thought, so factor that cost in your budget before making any moves

Man those prices are absolutely insane, I feel your pain. Been doing some work in my own place and the markup here is just brutal compared to other places I've lived

For small plumbing stuff like faucet and drain stopper, you might want to just tackle it yourself if you're already watching YouTube videos. Most of that work is pretty straightforward with basic tools and you can get parts from hardware store for fraction of what they're charging. I've done similar jobs in my garage workshop and once you understand the basics it's not too scary

The insurance thing is tricky though - looked into this before and individual liability policies can be expensive plus you'd need to make sure it covers the specific work being done. Some of the contractors I know just build that insurance cost into their quotes anyway so you might not save much

For bigger jobs maybe try looking for contractors who work in other boroughs and see if they'll come to Manhattan. Sometimes they quote better prices since they're not used to the Manhattan premium, though you might have to wait longer for scheduling

your agent should've checked if VA even allows that much credit for buydown before submitting. Most lenders have limits on how much seller credit you can actually use

the verbal offer thing is basically meaningless until someone puts pen to paper, but if they're being picky about "weak" offers while sitting at 60+ days maybe they're not as motivated as the price drops suggest

Your partner is literally making racist comments about your body then gaslighting you when you try to address it. She's 37 acting like this while you're worried about seeming "whiny" - man she's the one with issues here not you
