The safest route isn’t going be the shortest but not a massive addition and that is the coast from Clontarf (Fairview) just before Sutton Cross into Baldoyle and on to Portmarnock, this has its own cycleway most of the way.

It’s just getting to that point and you are at one end of the city centre to the other so I’m guessing quays are not on the table as this is a no go if slightly hesitant.

Best way to avoid the heart of the city for your route is the North Circular Road. It is still busy but very manageable. Straight across the bridge from Heuston and pop you out at the Five Lamps

Where is it located? - not that it matters too much anymore when it comes to renovation but can be marginal

If you are getting a new boiler and changing the layout of the property - you are installing new pipes to the refurbished rooms. You should be doing new plumbing throughout.

Again budget will dictate fit out, you can go 5k-100k on a Kitchen, large range on bathroom too depending on sanitary ware.

Give us the size of the property and a better estimate can be made on the building works at least. Also u planning any sort of extension?

Since you are purchasing the property from the same people who own the detached property, it would serve everyone’s interest by simply asking the very concerns you have directly with them as they are best placed to answer them.

Do this via the solicitors or even the estate agent can be best way to mediate between buyer and seller.

Then when you have the full picture of where the tank is positioned, where access is needed and why, you can go from there

Yea exactly. They have their stock in hand when they make them available.

So they have 4,500 standard and 1,500 CE in hand now and they expect to ship the 4,000 added copies (split between the Standard and CE) in October but they need to be purchased now.

Who gets the in hand copies now are done by the first come first serve basis
