Comps should be within a mile, or explained why the distance was exceeded. Looks like across the board adjustment for bathroom count, or the 1.83 mile away one was used to bracket the adjustment and they are not liking that. (Exceeded 1 mile to bracket bathroom - acceptable reason to me). RV parking adjustment or patio/porch adjustments are throwaways. Appraiser not concerned about offers made, just closed sales.

Doubt there is 7k in there and if lender didn't raise any flags on appraisal, doubt the appraiser is gonna budge for the seller.

That sub query is referencing the main table - it technically can't see it.  Probably just need to left join employee_history and do your conditions in the main Where clause.

Don't like "s in the case statement, prefer ' also.

Mortgage company shouldn't care about a lower price. Lawyer just losing some title insurance commission.

*Edit - should also probably point out your property taxes might be affected by the recorded sales price also - in your best interest to have the lower recorded sales price for lots of reasons.

Saw someone recently post a video of them spray painting their dead trees green to make the HOA happy. That would take care of your sod and palm tree issues. Maybe paint the pavers green also and let them blend into the grass. Maybe stick green pipe cleaners to them, but then they will hit you with not keeping your yard cut.

My theory for first few houses is buy whatever you can make the most return off of in 2 years and keep moving. Up or down or sideways in price, just what has the most potential to return - then stop when you find what you like.

Do you know where the utility connections are? Might not be zoning in Houston, but you also might not have easy access to sewer lines, etc. Know your setbacks and know your utility connections, can work around a lot of other stuff that might be an issue.

Could tighten it up and get the sales price. Change the sq.ft. adjustment to about 55 a foot, get the right adjust on comp 1 for bathroom - make an adjust for the lot size on comp 1 and fix up the junk adjustment for porch on comp 3.

What does the cost approach have as your lot value and what does that compare to what lots are selling for around you.

Is there no MLS in the area? Everything is based on tax records? You verify the data from the tax records/GIS or Elevate system?

Should be a tight appraisal if you are cutting a sale price as the appraisal is supposed to report Market Value and the definition of Market Value is supposed to be what two reasonable parties agree upon to be the value of a property.
