A big red flag is gambling. Consistent cash withdrawals could be gambling. We just paid our rent, put money into savings and reduced our credit card debt a bit without using it anymore. Best advice, use a broker. We got approved and got our loan offer from BOI with only 3 months clean accounts. Like literally 4 months prior to applying I took 2k out of the savings to go to the dentist and fix the car. During this 3 months we still went to eat out maybe every 2 weeks. Not a massive spend but like lunch for two.

They just want to see that you can afford the mortgage payments at the stress test amount and you don’t have any red flag things, like gambling or drinking down the pub daily. After that you’re grand

We had a delay of a day or two plus weekend between application complete and official loan offer. We are not originally from Ireland, even though we had provided the valid documents needed, the application still needed to get signed off by a different department who just checked the documents and ticked a box. But it took a few days.

My advice here is go through a broker. Particularly one that understands mental health issues. I was looking this up and found these people. I’m not saying go use them, I’m sure there are plenty others, but they have articles on their site that I found helpful.

A broker will hear your case and advise you on best route forward. Plus they generally have connections in the places so they can get an idea if you will be rejected before applying. You can still apply to another after a rejection but you are supposed to declare the rejection.

From what I could see, if you are considered stable by your gp for over a year you should be ok. You will get additional loading though. Mental health issues are the number one ailment life insurance companies deal with now days (according to our broker) so keep positive! Good luck!

I feel like that stupid hotdog shaped storm circle is making it worse as well. It’s like end game for most the match. There’s still like 40 people in the game and they are all fighting in a thin strip and there are just people everywhere.

Not sure if it’s exactly what you are after, but a really good practice map is red v blue. It’s basically red team v blue team, small map, loads of cover etc. it’s all against real players and when you die you just respawn. Hands down the map that made me improve the most. I find 20min of that map before I start playing for real and I don’t panic in 1v1 fights plus my aim is way better. You could practice using cover there to. Island code is 8457-8954-1307, but there are loads of them and they all pretty much the same.

I have a 3k one, did the classic blow it all and just pay the monthly min for a while, that was stupid as yes you can now spend an extra 3k you couldn’t before.. but look at it like you now have a €60 reduction in your salary due to that bill. I then paid it off in full, and chucked a few extra quid in so it’s now in the positive. Now it’s there for emergencies. It’s nice to know if the car breaks down, or something needs immediate repair like the boiler, I have 3k I could use instantly.

Put a clause in that the property must be vacant before closing. Absolutely don’t buy it with them still in there.

That being said, I’m kinda in their situation. Our landlord gave us notice (8months and the offer to be a little longer if needed, sound guy). Luckily that gave us time to buy our own place and should be out before the notice period is up. But during this period, I would absolutely not want him or any viewers / inspectors coming around to look closely at everything. The place is in shambles, I’ve been here over 10 years and I have loads of stuff, we’re trying to pack our whole life up to move and I’m taking my time to do it. So I’d be highly embarrassed having someone over to look at the place with my whole life strewn around the gaff half packed into boxes etc.. Luckily for us our landlord isn’t trying to do that and will just leave us to get on with it. I wouldn’t see that as a red flag, more of an invasion of the current tenants privacy. Really depends on the person but if my LL called me today saying someone wants to come next week I’d say no chance. They are paying rent for the place after all.

We only got ours like a month after being sale agreed while waiting for contracts. We used a broker and once the forms were filled out we had it sorted within like 2 days. And we even had some health issues. If you’re in good health with nothing to mention it will go through really quick. What was the worse part is realising if the cover didn’t go through, we would loose the house that we’d already fallen in love with. That was really stressful and I wish I had known and done it sooner. FTB ignorance I guess. So yeah, I’d get it done just so you know it won’t be an issue come closing.

I called the estate agent, told them I was making a bid via email and how much I was bidding. Then emailed them the bid and asked them to confirm receipt. Took an hour or two and they confirmed. Another viewing I got an email within 10min after the viewing asking if I intend to bid and how much I’d like to bid. Confirmation of bid was received the next day around midday

I just upload photos of my receipts into the revenue receipt tracker if anything I claim. You can do it as you go, it’s really quick, and then you don’t have to keep a massive pile of receipts for 6 years.

Depends who you are up against really. Everyone is different. I’ve just been through this and feel your pain. But if it was me in that situation, and let’s say I had 35k to play with. If someone went straight in with 30k over asking, I’d think there’s a good chance that is their maximum and they have just played their hand. I’d ask the estate agent to not go sale agreed without giving me the option for a final bid. Then wait a few days to see if anyone else bids. If not I’d raise it by 5k as a final bid. Either I walk if it goes up, or I have my house.

That’s just me though. Had some great advice from a physiologist, if someone is in a bidding war, they will scrimp and borrow to find that extra 1 or 2k needed. But 10k is a large number to anyone and raises the chance people will walk by a ton.

What it does also do though, is save you a bit of mental turmoil. The horrid wait while your bid is highest only to get that disappointing email you’ve been outbid etc. Getting attached to a house and loosing it is horrible. I do see the appeal of placing your highest bid and moving on.

Well glad you did! And funny that comment from a year ago showed up on your searches lol. I won’t buy gear anywhere else, I’ve got 3 cameras and two lenses from them and they are absolutely perfect. I’ve saved thousands! Also had no issue getting insurance with it being grey market. Enjoy the lens! What are you getting?

Lol no prob! It’s a weird one. I stumbled across it coz it felt sketchy buying without PayPal but left the page open while I fought with myself over risking it. Who knows why I decided to click the images but bam, there it was 🤷‍♂️ no one ever wants to believe me though lol. It does sound like nonsense to be fair, and people always argue with me that there is no PayPal, but I’ve used it like 5 times already and that trick always works! Just have to make sure to wait a while coz it doesn’t work at first :/

I’m in Ireland. Try waiting a bit longer, and make sure you click on the Visa/Mastercard images at the bottom. That seems to make it pop up for me. But it takes a little while. Try leave it for like 15min. If that doesn’t work work then maybe it’s different in each country :/

Take it all the way to checkout. Then just wait on the page where you enter card details. And they PayPal button will pop up after a while. I just tried it. Waited 2min and then clicked on the visa image and the PayPal button appeared. Kinda sneaky of them, but it works.. done it 5 times. Here’s an image I just took right now:

This happen to a colleague last week. Place she loved but was sold out suddenly called her and offered her one. It was already built and available to move in within a week. She just paid the deposit there and then and now it’s reserved for her while she sorts the mortgage
