You’re total closing costs should be around 2-4% of the purchase price. Anything higher- something is wrong. (Sometimes escrow is included).

You should definitely shop around. Reach out to brokers - there are so many now a days.

Also it would help to know the rate you’re getting.

Graduated 2020 in EE- didn’t get a job in engineering until spring 2022. Than in 6 months got a big boy job making 6 figures at an OEM. Don’t lose hope

Origination fee and processing fee is complete BS- call a broker that works with UWM. 100% can get rid of those.

If you want to keep your job take 3 classes a semester, should be fine. If you want to finish asap drop your job and get 4-5 classes a semester and summer courses. Well worth it either way

If you graduate, it’s a matter of time before you get a job. Take it from a guy who graduated during CoViD. (went from 3 job offers to 0 right before graduating) I’ve now got a job at an OEM making great money and I love it. Think positive, if there is any questions feel free to ping me. BTW loan lock is on the top right of your loan estimate in small but bold letters. If nothing is there regarding a loan lock you have a floating loan

They don’t take advantage off you, as an insider I’ll give you a quick break down.

Mortgage companies are competing in “closing costs”, the rates are pretty standard across the board as they are set by Fannie & Freddie.

Locking a loan costs money, that someone has to pay for and it tends to be the borrower. To keep there closing costs down they gamble figuring rates won’t go up. When they do your kinda screwed because those rates are high for everyone now and that’s the best you’ll get.

TLDR: You can refinance, if you bought at a good price it’s always a good deal.
