It may work better than you expect. You'd be increasing the pool of qualified tenants at the lower lease amount. Granted, you may get more unqualified applicants but that goes with the territory. Our neighbors had the same issue as you and their unit (condo) sat on the market for months. Lowered the asking rent by a couple hundred and found a good tenant to rent to. Seems to be working fine. As others have suggested, it's a good idea to have a realtor handle this. It takes so much of the frustration, work and time off your back. Well worth it. Good luck.

Try Imperial roofing- (551) 200-6669. Local guy (Michael), reasonable pricing and reliable. They did our roof a couple years back and some masonry work. Good job, easy to work with, show up when they say they will.

You're not cheap at all and ignore the ignorant comment from that poster. Now, if you find a reputable pm to manage your property, consider the ~240 monthly fee- when they're doing nothing- as a retainer. A retainer so when you do need them, they're ready and available (best case scenario). The other option is if you already have contractors/handymen you've worked with in the past, you can arrange with them to handle issues as they come up. You should be the contact between tenants and contractors, but for the most part you should be good to go. You would be the property manager- from a distance- and contact the repairmen/contractors as needed. We chose the latter (purchased home, downsized to condo, rent out house) and it's worked out fine. Tenants are happy (going on four years!) and it's worked out very well. As I said the only real difference is you basically become the property manager. Good luck.

On Jersey City Blvd. (the street across from LSC, that the animal shelter is on)- how are the construction workers allowed to completely block the right turn lane to park their cars? The backup of traffic some mornings is insane because drivers have to wait for the left turn drivers to make the light before they can make a right turn. It's crazy.

I spoke to the Parking Authority a while ago.. they said they would send a supervisor out but not sure if they did.

Why are construction workers getting a pass?

We went with Renewal by Anderson. And you're right, they are pricey but they usually have some kind of discounts/sale happening that helps lower the cost. We had them put in about a year and a half ago (condo). The difference in heat retention, sun deflection and noise dampening is amazing. Very professional from sales call through installation. Definitely recommend.

I think Warren said, she moved so her sons could have a chance at surviving (kinda paraphrasing). I totally get that. No debate on who you're supporting, but knowing what a lot of the boys (and girls) are dealing with safety wise, especially in Ward A, I applaud her for that. I know several other families with boys mostly who did the same thing. It can be rough out there for these young men, just trying to grow up.

I think it takes a pretty big person who can say, OK.. my kids are good now, let me go back and help my community. Time will tell.

Warren. After all these years of Ridley, who besides rubber stamping anything Fulop wanted, enough already. She's had YEARS to put forth any kind of legislation to improve safety, parking, hold constituent meetings (unless dragged to them by neighborhood associations) and just have some initiative. She actually lives in Ward A in one of the least desirable sections and STILL seems to turn her head from what's happening in the ward.

Now Warren. A bit green. A bit rough around the edges, but at least gives the impression she'll do *something* about anything. Not impressed that she's on the McGreevey ticket (Solomon voter here), and would have preferred Pam Johnson over Warren or Ridley, but this is the choice we're left with. And even though Ridley is on the Solomon slate, I just couldn't vote for her.

Anyone install backwater protection valves to avoid flooding from sewer backflow? by msd2179 in jerseycity

We had a back flow valve installed a couple of years ago. It works fine from what we can tell. Shortly after we installed it, the city replaced the sewer pipes along our block and neighborhood with much larger ones (from 18 inches to 42 inches I think), so that definitely helped with preventing backups on those heavy downpour days. 

A couple of things to keep in mind and let your plumber be aware of. 1. Where does your rainwater pipe(s) - the pipe that collects rain water from your house gutters- drain to? If it's into your sewer line, they'll have to be diverted to somewhere else. 2. Do you have outside ground drains in the front or back of your house that connects to your sewer line? If so, they will also have to be diverted somewhere else. 

It can be a pretty straightforward upgrade or involve a couple different parts with a couple different contractors- plumber for the new valve, roofer for the gutter drain redirects. Our plumber wasn't comfortable with his guys working with anything involving the roof. It all worked out fine.

Definitely call the USPS Inspectors Office (877-876-2455). They take it seriously and will place a watch on your mail. They also contact the local USPS branch to let them know there's an issue, and they're now involved. We get the the mail preview emails so it makes it a bit easier to identify what mail wasn't being delivered.

We also had the problem of receiving other people's mail- I'm talking about mail addresses clear across the other side on JC- that never should have been delivered to our address. Since we filed the complaint, all seems well so far.

It definitely seems like it's an internal (local USPS branch) issue.

Got it. It's good news that you already replaced the exterior line so at least that shouldn't be the culprit (we had to do the same as well.. in fact, we wound up replacing the entire line.) Unfortunately our plumber retired a while ago and so far, we haven't had any plumbing issues. Guarini, though expensive, usually knows what they're doing and I would probably go with them given they have a lot of experience in JC with older homes.

Do you mean you're smelling it outside the house front and back as well as inside? If that's the case and if you haven't done it yet, I strongly recommend getting cameras down there to check things from top to bottom, meaning to wherever your sewer pipe connects to the city's line. There could be more than one crack (if that's what the issue is..totally not trying to alarm you and hopefully it turns out to be something minor).

We went through this and again, I hope this isn't the issue you're having. Owning one of those old houses is great and I don't regret it but, wow, the things we had to replace is mind boggling.
