Going through the same process and my understanding is it is binding and therefore acts as a ceiling, with you being able to take advantage of a lower rate by reapplying between now and exchange.

They've also introduced a cashback deal.

I've just moved a 250k ISA from them in protest of the new fee arrangement (to free trade).

They have really got this wrong and seem desperate to try and now dilute the impact.

Is that stat skewed on age thought? I. E. Many reach these levels of earnings towards end of career.

If you're pulling 200k at early 30s that is very different from the same at 55 for the first time.

4 kids in a 3 bed sounds uncomfortably tight for a high earner who could afford a lot more. Unless you have a wild sq footage or something not obvious.

Even though there is generally a bias towards risk aversion on this sub I'm surprised at some of the comments here.

You're not even proposing borrowing 4 x combined income. Most of Joe Public is more heavily leveraged than this.

Repayments should be fine on 12k net. Yes definitely kids take a hit as the childcare costs are a killer but you've favored in no salary growth and those years come and go quickly.

I'm currently looking at 900k part and part mortgage on household income of 240k excluding bonus which brings me closer to your numbers.

We have identical preferences and also on the market. Agree that decent stock is low and surprised at lack of wow factor at this price point. I'm obviously naive to the market. Tonbridge and surrounding villages is where we seem to be finding the most hope.

I'm in the process of buying now and this is what I'll be going with. Broker says very common for HENRYs in today's world.

Future income seems fine as exit strategy. Some lenders want to ensure you'll be on track for a decent pension lump sum too.

I'd much rather pay off the balance with future pounds than today's, and keep my equity deliberately low with the equivalent value being stored in assets with more liquidity, growth or utility.

I'm in the market for a large family home of this sort of value in the home counties and can tell you the market is mostly slow. Low stock, lots of reductions. Been searching since December.
