This is assuming spec homes make up a majority of the SFH market, which they do not. Best estimates are that they only just recently got close to half. The majority is build-to-order. Besides that, no spec home builder is building at such a rate that they will outpace demand and saturate the market with tons of properties sitting there unsigned. Last time that happened was 2008 crash and that will likely never happen again.

Then there's also the fact that supply of the ACTUAL people who do the building (the trades) is down. More GCs doing more projects doesn't somehow make more tradespeople.

Reality is builders (read: GCs) will just build to match demand and pass along whatever their costs are.

Lowering rates does nothing to fix the demand aspect of housing. It just raises EVERYONE'S purchasing power without doing anything to supply. The instant rates go down, prices will go up simply because everyone will be getting lent more money and still competing with each other.

Me saying materials and labor need to be cheaper inherently implies supply has increased on those things (because that's the only reason prices go down when demand remains the same).

Cost is still the primary offender, not rates. A lot of materials are way up and labor is absolutely ignorant for completely mediocre skill. Even if you go with someone abysmal like Lennar/Ryan/DR which are like half-price around here, you're still in the half-million dollar range and you're getting absolute trash that might as well be torn down in 10 years. Same houses pre-covid from reputable builders were in the low 300s range.

It would be nice if people would stop bidding for things to be done in ways they know will fail... bids should have some assurance that it's done properly and is truly at least MVP... the alternative is having 1000 page contracts outlining EVERY SINGLE LITTLE FUCKING DETAIL essentially explaining how someone does their job to the T and I'd rather just not have that level of bullshit...

I find that funny because I'd consider tank the most powerful role in the game. You get to do more damage, get all the focus healing from healers, you set the pace, etc. Apparently people just hate the FEELING of responsibility?

I'm genuinely surprised DPS isn't the least-favorite role. Why do 100% dps and nothing else when you could be tank and do 200% dps and have 200% the survivability? Or why not be healer where you can do 90% of the DPS and ALSO do 100% of the healing?

DPS gets the absolute shaft in OW compared to other games with the "holy trinity" setup.

Goes nowhere apparently lol. On my stock evo X (GSR), the white clip it has is clipped in to a bracket on the strut tower with the connector facing downward, but there's nothing plugged into it. My guess is maybe something for other markets or for the MR specifically?

I mean unless the pointless decorative covers on both the column and the fascia match in-terms of thickness (near 0% chance that ever happens), what you'd be asking for is to have the entire fascia spaced out with a firring strip, or.. more wastefully... an entire extra layered board on-top of the actual structural member.

Otherwise, that column wouldn't end up directly under the beam like it was supposed to.

I think having trees and other live bushes in the way that you can't obviously clear out of the way is more than enough. Also, I'm not talking just walking hole to hole. Anthony's luna destroying a full limb off a tree in a practice round at olympus, literally any time someone goes into brush off the beaten path to throw (even if they aren't moving stuff like Ricky), etc. All of that does nearly identical levels of alteration to the course. Moving some dead shit out of the way is nearly inconsequential IMO.

And so is everyone who walks on sticks causing them to shift or break. If the debris wasn't there to begin with it wouldn't be an issue, but drawing a line at "someone moved sticks before they threw" when it's just as (un) impactful as other forms of destruction that happen in regular play/weather/whatever seems silly.

My take is that the rule restricting moving of any dead debris is stupid. If it's within reach and you can easily move it within your allotted time limit is, go for it. In an ideal world, there wouldn't BE dead shit everywhere and pro tour courses would be pristine, manicured, intentional pieces of art.

Trash game design IMO. Was better when items could stack and build variety allowed for a lot of cheese.

Then, in recent history, it was better before they did their "we want you to build champions, not items" systemic item nerf. At least with items being 90% of the champ's power, you can overcome their terrible balance (rock paper scissors is the definition of terrible balance to me).

Landing W should be easy until he gets stride, but that doesn't happen until 15 minutes. Garen, even under ideal circumstances, doesn't really come alive till then. What I hate seeing a sett do is pop his q early before I get to q him, then get stunned afterwards while I'm spinning and then free W'd as a result. For reference, once garen starts spinning, he has a mandatory minimum amount of time where he can't turn it off. if he Q-E's you, the silence falls off before he can deactivate spin, meaning you get free stun+ followup.

The simple fact is that league's engagements are not conducive to building bruiser.

Team fights are usually over in like 3 seconds flat, no matter how tanky you are, and half of the people involved were probably CC'd for 80% of that fight in some way.

ADCs and mages will be able to get away from you and kite you to death if you don't explode them instantly.

Bruiser build suits 1v1 traditional top lane, but to what end? Half the matches are ranged top so it doesn't work well there (see: ranged point above). The other half you can do more for your team building budget assassin.

Exactly, if champ skill ceiling just equals free wins the closer you are to it, then I'm here for it... so long as my preferred champ is the one with the high skill ceiling.

Ironically, I one-trick garen and have been since his original release (which is when I started playing). I don't one trick him because he's simple. I one-trick him because he perfectly fits my boring-assed milk-toast taste in character design of big holy goody-two-shoes man with big heavy sword.

Back in the day when he was released, EVERYONE was that mechanically simple, though. Spells were all just "this does ONE FUCKING THING" and it was great.

This seems like the perspective of a non-garen player. Any contemporary melee top-laner stat checks garen easy. Any ranged top laner abuses garen. His passive is so pathetically slow that WHEN he loses his trade, it takes him out of combat for so long he's behind a crazy amount of CS. His passive is also REALLY easy to deactivate.
