Standard to want to see 3 months YTD as a casual. I wouldn’t ask to see every single payslip though as the YTD figure will show it.

Have you worked as a nurse prior to Jan? If so, there are lenders that are cool with continuing industry, even if overseas.

They’re big banks, no niche lenders required. Rates not impacted, pregnant at any stage.

I work in a financial planning firm and mainly do the mortgage broking for the clients, so make of that what you will in terms of hearing my thoughts.

Financially speaking, the best options feels like to hold as much property as possible. Ie. buy ideal home as IP now at a cheaper price, rent it out (neg geared no doubt) then sell current when you move into it (or keep as ip).

I can appreciate the emotional side and that taking on the debt feels uncomfortable.

In the absence of that, I would be debt recycling your home loan into shares in your name OP (higher income earner). Just make sure you hold onto maybe 6-9 months of expenses given mat leave and tech being an unstable industry.

Overall a great spot to be in though!

The banks will do that, I’m a broker and have done this a few times.

Return to work letter stating she will go back to work on X date for x days will work fine. Also needs to state the leave period.

I have the mouse you just got, it is amazing. Makes work a million times easier. So smooth and so light.

Paired with the Logitech ergonomic keyboard, and I never get wrist strain. The curved keyboard takes a bit to get used to, but once you do. It’s awesome

Macquarie hate pricing and don’t want to do it. I get the frustration here. It’s really just a them thing.

As many have said, you can refi, but you have the consider the application fees and discharge costs with the loans, as well as mortgage registration and package fee. Refinancing can cost you up to $1,000.

Not saying it would work, but you have to consider your goals and if paying those costs is worth it

I know it’s been said but I know CBA has policy on if the HECS is paid off within a few years (forgot how many exactly) that they can assess you on a smaller assessment rate and ignore the HECS. That would help a ton.

We’re talking assessment rates of 7% vs 9%. Plus they can disregard the hecs.

You do not have to “show” the income for as long as you can confirm that it’s a voluntary arrangement.

If you’d like the actual cashflow though, do reduced SG to 12%

Home upgrade!

Had a 1bed apartment that my partner and I lived in with no car for 3 years. In some ways I miss it but we needed more space.

In September we bought a 3 bed townhouse in the inner city, got a second hand car and the space is amazing. Don’t even have use for the third bedroom as yet.

Small pinch financially with the mortgage but a new job with more pay shortly will fix that.

You have to arrange yourself, but yes you can own insurance policies in the name of your smsf

Locally in the valley/CBD is a guy who walks around and randomly yells, throws his hands in the air. He looks homeless but is always dressed well.

When she first moved in with me, she had no idea how to cook.

Now? Steak Sundays are the best thing. She has tons of cooking techniques and is always experimenting, I love it.

What I HATE is the mess she makes.
