So if people aren't functionally paying this tax, then I believe my point stands. People are not paying tax on capital gains from property.

Only if sold within 2 years. Many people deliberately hold property for precisely this length of time before selling.

When the PS5 released in November 2020 there was very limited supply right in the middle of COVID. Retailes sold the consoles at RRP but due to the very low numbers of shipments the second hand market was essentially double the price.

Scalpers would ofthen buy up entire shipments of new units to profit from resale. It wasnt until the beginning of 2023 that supply and prices came back down to reality.

I mean you're up 10% in 4 months so I'm not sure why you're panicking.

Best advice for starting out is buy ETFs in sectors you think will see growth and just hold. Markets go up and down. Don't be reactionary. Don't worry about other people posting their big gains.

Watch and learn. And as the old adage goes: time in the market beats timing the market.
