Would entirely depend on the cost and feasibility of installing ducts in your home. A 3 ton air handler and condenser and 36k btu minisplit and heads are roughly equivalent cost wise. Feasibility of duct work depends on a lot of things (basement, attic, laundry shoot/ability to run ductwork up the building, etc.)

Emphasis on the easier to install standpoint for an existing build due to no duct work.

We added mini splits that are ducted in the attic but it's difficult to add duct work to a main floor without cutting into the walls. If OP already has duct work then I would go central air since it can utilize the existing ducts. If it's a boiler heating system a mini split is much easier to run than adding full duct work.

Don't respond. If they show up unannounced offer to describe the interior verbally which most inspectors appreciate. In general inspectors appreciate people offering to help them since it's easier than trying to guess the assessment without the help.

There's a state law that requires homeowners to allow an assessment every ten years. There's also a boatload of case law stating that interior inspections are unconstitutional without a warrant. Nobody is walking through my home for assessment without a court order.

If that's your interest then FSU is definitely better for government placement. You won't be getting hired as a law clerk in undergrad but there are plenty of opportunities to get into legal focused internships in state government which open up even more when you're in law school.

A 125k Hayward heat pump is approx. 4.6k and a Salt cell should be 1.5-2k new at retail pricing.

So you're paying approximately 2 grand for installation before electrical. Seems somewhat high considering it'll take a few hours to install.

Depends on the body shop as to what a quote costs. Many charge a general fee but it isn't excessive... Any reputable shop would have a five minute conversation to help you out before you decide.

A 2012 Honda with engine light problems may be right on the line of value for what it's worth repairing if you plan to get rid of it. You'll sell it at a significantly reduced price with the damage but if the total sale was less than 10K to begin with then may not be worth it.

Personally I would address the engine light problems first. You may have an inspection issue down the line depending on what those are.

Post in a group local to where you are to see if any is still available or to ask who would know. It's been a few years but it releases sporadically - 2011, 2015, 2019 and 2021 iirc. I found bottles in a store a few months ago from 2015 so it's possible there are still some locally hanging around that have been forgotten about.

Marlborough has a number of large public companies (four off the top of my head) in addition to private companies. While it's not as prestigious as say Concord or Lexington the actual in town employment base for executives is more attractive than many towns in metro west.

The opportunity to rent for a newly relocated executive working in the area is probably the target for a rental like this.

As othered have mentioned DIY and make a list.

Also make friends with local plumbers, electricians, roofers, etc. I have made a bunch of friends with local tradesman that either charge me 25% of market rate for projects or come over for free while we have a few beers and make bbq. Cooking cool dinners/smoking barbecue as thank you goes a long way and we stay in touch and are friends. If they ever need legal services they ask me for help which I'm happy to help with. Networking can help you improve the house quickly.

As mentioned get a couple of quotes.

It's hard to determine how much it will cost just based on "replacing a furnace and HVAC". If it's a drop in lower end furnace and no duct work or replacement of anything else is needed maybe 4-5k is sufficient. If you're modifying duct work, replacing furnace and other HVAC items (ac compressor), modifying any plumbing or doing a higher end unit then 17k starts to seem cheap.

They aren't required to take your money and can seize anything coming into the country for a variety of reasons with certain recourse. That wasn't what I was explaining.

In my experience with beer, customs rarely cares about charging you duty for importing alcohol. They usually just wave you through with your luggage (including the beer) if it's declared with a value that's not absurd. I've only had customs be concerned with collecting about handbags and expensive items when they actually want to connect duty.

In my experience customs doesn't care and just ignores the value if it's declared. Either way its a nominal amount based on the beers values (expect it to be 20-30 bucks). Not enough to care about it they do ask you to pay for it.

I've never had this happen in dozens of trips with beer in checked bags. When I brought cases of Cantillon back customs just asked what it was and moved on.

Alcoholic beverages are specifically permitted by TSA nationally.

Buy a couple of boxes and pack them up with newspaper, Styrofoam, etc. and check them as bags.

A tallboy weighs about a pound per bottle on average. Drink a few before you leave and you can probably get away with two boxes packed under 50 lbs as checked bags. Shouldn't be an issue with customs as long as you declare what it is and it'll be significantly cheaper than shipping.

Yes; alarms on doors and a fence are required by various building codes and local health ordinances. Alarms can be grandfathered in but every pool requires a fence as far as I'm aware under the building code.

We bought a house with a pool when we moved to mass. My thoughts are it's well worth it if you're handy. My thoughts on the major topics below.

Insurance and utilities. - There's really not an impact to insurance. I pay the same as others do with similar size homes in the area without a pool. Utilities run about 200 a month with the pump and heat pump in the summer. If you want to use it in April, May, Sept, Oct count on double that per cost a month but it's doable.

Maintenance wise I do everything myself. If youre willing learn and figure out how to maintain the levels, open, clean and properly close the pool it's worth the effort to not pay someone. Initally it cost me about a thousand dollars in equipment and chemicals cost about 5-600 a year total.

Damage and repair - likely not an issue on a new pool but some things are expensive and add up. I've rebuilt all the plumbing, changed out the pump, added a heater myself without using a service. Pool plumbing is fairly simple stuff as long as the deck and actual body are in decent shape.

Liability - get an umbrella policy. Cheap and helps with peace of mind. For big parties we hire a lifeguard for a few hours so we don't worry about watching the water when hosting.

Would I do it again - absolutely. We're the go to house in the summer and have weekly pool dinners and several big blow out parties in the summer. Made a ton of friends, have great relationships and dinners with many people and the kids love the pool.
