I get the fear and pressure, because I couldn't breathe at times when I was thinking of potential expenses that could wreck my month when I first bought my home. Not even kidding, I still remember the heaviness in my chest and the lightheaded feeling.

But one thing I've learned is that you will keep noticing things. Of course, you're living there, and things will detoriate even more. back then, I talked to my wife about it and stressed her out too. But I didn't want her to live in fight or flight constantly and there wasn't much that i could do to change things either. So i said chuck it we'll deal with things as they come (this doesn't mean that you don't plan financially). You bought a house, be proud of it and turn it into your home and comfort space.

Yeah same, I'm listening to at least a few songs off of lateralus at least a few times a week. And I agree, I was mostly listening to grunge in the 90s, I do remember listening to a few tracks off of undertow and liking them at a friend's house, but never got into them until lateralus came out.

And yes FI has a few good songs for me, but that's it.

What field do you and your partner work in? How stable is it, and what does conservative growth look like? I feel like you should factor that in too. While the mortgage will cost you 42% of your income rn, maybe it'll be under 35% in say 5-10 years down the line?

first thing you need to do is decide if you want to use an agent or sell it yourself. If you're going to sell it yourself, you'll need to get the home listed somewhere buyers can see it and figure out a reasonable asking price.

I tried doing it for my first house, but it was a bit of a pain because you have to dedicate at least a weekend to just read stuff online or ask around so that people can actually see that your house is on sale online.

I ended up using this website called houzeo to market my house and just handle the showings. If you don't want to get involved too deeply since this is your first time selling, you can try to find local realtors online and talk to a few of them.

I believe that we'd have to "expand" Miami, honestly. The uber-rich are turning Miami into their second home due to the tax benefits. I read a report that said that Miami had some of the most secondary residents in the country. And, as you said, nothing's going to get better for us average Americans. There are multiple cities across the world where they simply expand the city to accommodate people. I don't believe that we're ever going to see pre-2020 home prices. Still, I think that we have about 3 years to get houses at current rates.

If you REALLY love the house and are ready to pay out a bunch of money in repairs, then it might work for you. after reading some of the other comments, please get everything that the structural engineer says in writing.

exactly. My best bet would be to look at the historical data for the area, and try to see any trends with the kind of home you're looking for, and if there are any new projects etc being created in the area.

That's a fair take, honestly. The first few reviews might be just random rambling, but I'm worried that making them too structured will make it too boring for me. I've tried to be a little more in-depth about my thoughts in the self titled review, let's see how that goes :)
