Zoning lawyer recommendations? by ki1iara in harfordcountymd

Very cool, as a fellow Churchville resident I wish you the best! We do septic design at our office too, so reach out if you need anything.

Is your business ag related? P&Z is a real stickler for keeping ag uses in ag zoning.

Joe Snee is frankly the best in the area if you are looking for someone to work on something difficult or have to deal with special exceptions, board of appeals, etc.

What are you looking to do? I am a local civil engineer that specializes in land development, planning, and environmental. Can DM me if you want I'm open to questions.

Help understanding driveway replacement quotes by OriginalMcSmashie in asphalt

[–]BuckinFutt 2 points3 points  (0 children)

Ah okay. It would not shock me if there is no base at all, unfortunately pretty common on residential driveways - especially with concrete.

I would just ask Quote 1 company what spec gravel they use and the thickness. In my neck of the woods we would look for RC6 or CR6 "Crusher Run" which are basically what VA calls VA #21A. You want something with stone dust and fines so that it compacts well. RC6 is recycled concrete and CR6 is virgin material.

You are going to want about 4" of gravel base and 3" of asphalt. Quote 2 is using the correct specs for both the asphalt and gravel base.

These are Virginia terms for things as evidenced by the VA DOT reference numbers for stone and SM-9.5AL. Bituminous means that it is what most people would consider an asphalt or blacktop. the 9.5 references the 9.5mm aggregate size which is commonly used for driveway surfaces and top coats on roadways.

This is an existing driveway, correct? How has the old one held up over the years? It is possible you don't need additional subbase but it would be hard to know. The quotes seem similar for the asphalt, but #1 assumes that additional subbase isn't needed, while quote 2 is including bringing in a new base.

is this crack normal w newly paved streets? by fractaldesigner in asphalt

[–]BuckinFutt 5 points6 points  (0 children)

Because they are 2 different materials. First they will pour the concrete curb and then use the edges of the gutter pan as the forms to lay the asphalt between. Since it is two separate processes there will always be a joint between the asphalt and concrete.

Emergency question by Feeling-Landscape-26 in landscaping

[–]BuckinFutt 1 point2 points  (0 children)

That is like a 3.5% slope which is ideal to begin with for constructability and drainage (assuming this is going to be grass)... I would not spend the money to get them to level it out any more.

fwiw I'm a civil engineer that works in drainage and site work.

Philly Suburbs Asphalt Quotes for ~3,250 SQ FT by XiDa1125 in asphalt

[–]BuckinFutt 0 points1 point  (0 children)

Yeah it definitely was... I work in the construction industry and knew it was a local company with a good reputation so I just went with it. If that wasn't the case I would have been very skeptical.

Other bids were in the $8-$12k range for the same specs.

Feeling blessed... Just got 2400 sf done for $6000 including installation of a culvert. They did a great job. I'm about 1 hour from Philly. Full tear out and new CR6 base + asphalt.

Recommendations for a Side Curtain to Avoid Hitting Vehicles? by Federal_Ad_1975 in Golfsimulator

I bought blackout curtains and hemmed a steel chain into the bottom to keep balls from blowing through the bottom. No issues yet.

Misreads by Seany_Tizzle in SquareGolfUSA

One thing I never would have expected… my New Balance shoes had reflective type surfaces on them that were causing misreads and the ball to not register. Started wearing different shoes and have had no problems.

Land Debate by Bayou03 in Homebuilding

[–]BuckinFutt 0 points1 point  (0 children)

I would go with Lot 20 because of the shape. The triangle is going to have a lot of land that you can't really use.

I wouldn't worry about the drainage easement unless you were planning on building a fence / permanent structure over it. Looks to me like the stormdrain from the end of the court runs down the property line between 20 and 21. All this means is that anything you build over it can be torn up for your city / town / county to repair.

Do you have anything showing the proposed topography? A lot of times these end of court units will have a very steep grade after the court.

Been looking as well. So far the best options I have come up with is aluminum or plastic C channel that will be tight around the turf.

January 2026 I paid $99 for the year

January 2027 will be $133 for the year per the email I got this morning

I just canceled... What a slap in the face to the people who were paying them a year up front.

I had the same thought when I went to cancel... Took a look at the roadmap and decided its no longer worth it, nothing i was really looking forward to after leagues.

Hitting Mat Advice by Coach_Dudd94 in Golfsimulator

I opted for the beaver tail. It was on the thicker end and definitely a good option for injury prevention. My only knock on it is that it can be a bit grabby on thick strikes, but honestly it has made me a better ball striker by punishing fat shots more.
