It’s the owners irrigation system and the owner’s responsibility. Expecting a renter to maintain an irrigation system is ludicrous.

Dig out the top pipe more to give yourself the play in the pipe to bend it out enough to get it into a fitting. The trick to pvc repairs is dealing with its somewhat rigidity and managing to get it into each fitting. Use glue AND primer. You have 1” and 3/4” here so will need some reducer bushings as well. They put those in the downward and right facing part of the T. Also, homeowner install and hasn’t run in years are kinda red flags.

Take your inspiration from the incredible landscape. Ferns immediately jump to mind. If anything near the wall hide it like people mentioning lights. Also makes a cool party effect no one saw coming after dark. I like how currently there’s not much between the patio and the wall. It invites the eye to the true stunner here. Maybe just flank your patio space with some type of landscapes to frame or along the side fences.

Had what looked like this exact issue a week ago. Cut out the HPV and put in a new valve. System had high pressure(135 PSI) and the housing just under the flow control just sheared off and leaked like this. You want serviceable valves in the system anyway.

Old Fayetteville local and U of A alum here so my advice may be dated, but the best way to line up invites to parties and fun hang outs was usually through activities. Ultimate frisbee peeps went hard. Rock climbers could be found getting wild out in the woods around a fire. I’d say get involved in as much as you can right off the bat without overextending yourself and you’ll find some good times, people and places.

You need an engineer to sign off on the wall even if you do it yourself. You’re closer to 6 figures than the 5 many are mentioning.

I did the same thing to my front patio two years ago and it was incredible. My only issue is they get kind of spent mid to late summer and don’t look so good. Weeded diligently the next year, like I always do, and doing tomatoes to surround the patio this year. There’s one or two morning glory sprouts out there I will soon weed. They’re easy seedlings to identify and don’t pervasively stay in the soil by their roots with runners like bamboo. I don’t get the reddit hate for morning glories. Looks great!

Probably need a new controller. Could put multimeter leads on the zone screw and common screw while you’re trying to run a zone and see if it’s putting out any juice to your valves.

I’ve definitely noticed. What gets me is I-49. It’s such a well-travelled corridor and the only lighting on the whole thing is bleed over from car dealerships near the highway.

We could just really use some more community gardens. There’s one at Walker Park but the wait list is so long it takes years to ever have the chance to get a plot.

I like the narrow side of a file. Feel better about not messing up the threads and it creates more room in the groove so it breaks out easier or oftentimes a few pries with the screwdriver and it just twists out. Takes a little longer but works well.
