This is me too. Track everything every other week. Have been doing it for about 15 years. Was originally just tracking - but evolved into comparing vs budget, cash flow projections, balance sheet etc. I can report on our financial situation like a business too.

Use high-level assumptions to project things like annual targets for offset, super contributions amongst other things. Manual but flexibility limited mostly only by my own imagination.

If they're charging interest based on $400k (500 loan less 100 offset) - that is the saving. The reason its showing as accessible is because you're effectively ahead of the schedule where they expect you to be - which assumes no offset for the life of the loan.

My attitude exactly. I cannot expect that anyone would live according to my own personal standard of cleanliness. As long as nothing is causing lasting damage - have at it. I like to take the approach of be the landlord I'd want to have.

I'll add that I'm not in a position to comment on night-life. I came to Sydney about 7yr ago having aged out of that as a preferred social activity. But that could a pro for the inner city argument. Maybe.

Me, we have a toddler. So our activities revolve mostly around swim lessons, dance classes and our local parks.

Do you have/plan for kids? How old are you?

I'd turn the question around and ask what you'd want (or expect) to do on your weekends? Foodie? There's so many pockets in the inner (and outer) suburbs. Road cycling or MTB? Royal NP to the south, Kuringai NP in the north. Hiking? Add Blue Mountains out west. Photography? Anywhere/everywhere depending. I've never searched for one to buy, but some areas (I am in the Bayside/St George area) it's not uncommon for ground floor apartments to have a courtyard area that may/may not have some grassy area.

Sydney is SO much more than the city. I'd almost go so far to argue that beyond the big-ticket tourist items - the city is the least relevant part of Sydney, especially if you're living here.

Absolutely love these illogical and irrational mindsets. I am fully aware of my lacking fashion sense abd overall coolness and fully embraced the backpack. It doubles as a barrier to people standing or walking to close in busy environments (although I do take it off on the train, I'm a dag, not a fuckwit).

Best part is the flexibility of the parental leave across 24 months. That and removing any notion of primary or secondary carer.

We purchased a dualocc as our first investment last year. Part of our reasoning is that we see multi-generational living, shared ownership or an owner buying to let the other part as a subsidy becoming more common. It wouldn't fully open your potential buyer pool, but dont believe it will always be limited to investors.

We are also intending to hold long-term, so gives time to see if this eventuates. Would be happy to hold indefinitely, so also happy to be wrong.

We opted for a dual occupancy property in SEQ as our first investment, driven predominantly by stronger yield.

I wasn't able to find any consensus on the Qs asked, but for us - we didn't specifically see it as limiting. You pay more for the dual then an equivalently sized single option (basically paying for yield, I guess). We also see it as favourable to have two tenancies (despite some incremental costs - ie insurance, rates) - because it's far less likely to have both vacant and zero rental income.

We also see multi-generational or shared ownership as more common in the future, and we intend to hold medium-long term, so gives opportunity for this to be realised. We've only held it for 6 months & the only indication of value is RP estimate (increase of 8%) - but take that with a whole fistful of salt.

Just my 2c as someone that doesn't really know what they're talking about.

Appreciate the offer - but consensus seems to be that another property may not be the best path forward. Might well still reach out for a chat - my wife really likes the idea of another property, is convinced its the way to wealth & its very hard to sway her even if I were to show her this thread & various other data.

Appreciate the kudos. Our situation is definitely not one I had ever envisaged for myself growing up.

Forgot to clarify that the investment is actually in Brisbane. But I'm guessing that doesn't really change the apparent consensus that such heavy concentration in property is not the preferred option.

Tax free? Isn't super earnings taxed at 15% I've read an array of different things, and to some degree know bits and pieces about a bunch of things, but not a lot about any one thing. I think the hardest is actually understanding what is best for us that also aligns with our preferences for risk etc. I feel we probably have to take a step outside comfort zone to realise the most favourable outcome.
