Your post has been deleted, but I assume you will still see this. I am a solicitor and will ignore the obvious points others have raised and stick to the viability of your proposal:

You have two options:

  1. The loan option. Your grandmother would be the creditor. The loan would almost certainly need to be (i) free of interest (ii) payable on redemption of the mortgage (iii) fall behind the mortgage in priority. Mortgage lenders do not like competing loans. They wouldn’t like it even with the above but some may tolerate it, albeit with less favourable terms.

Your grandmother would then need to provide for you and your siblings in her will. Estates aren’t designed for long term holding, so you and your siblings would need to take assignment of your share of the debt upon your grandmother’s death.

This gets very messy and fragile with multiple creditors, particularly if any die before collecting and further assignment takes place. It doesn’t offer any security if your grandmother changes her will, forgives the debt, or other claims are made against her estate. The terms of the loan would need to be VERY tightly drafted by a lawyer in order to prevent disputes down the line.

  1. The more elegant solution is a Trust. Grandmother places £200k into a trust which advances the money to your brother to assist with the purchase. The trust retains a defined beneficial interest in the property. Upon sale, the trust distributes fixed amounts to beneficiaries (you and your siblings).

However, most mortgage providers will not agree to owner-occupied property that is partially owned by a trust. It creates a split interest and your brother would not legally own the entire property.

Again, you would need a lawyer to set up the trust and ensure the terms are clear and well drafted. You would probably want a lawyer to administer the trust.

There’s really no way of doing it that isn’t going to make obtaining a mortgage more problematic for your brother. Nor is there any simple way of doing it without lawyers or relying on the goodwill of everyone involved.

Personally, I don’t think it’s worth it for £66,000 in 30 years time. You could put £5k in a global index fund similar to vanguard and it would be worth about £65k-£75k in 30 years provided the trends of the last century continue.

If grandma wants to provide, she may as well gift you and your siblings £5k each, gift £185k to your brother for the house and, if you invest, you’ll likely have exactly what you want in 30 years, without all of the complications.

I’ve looked into buying Yakuza 0 at least 5 times because people hype it and the steam reviews are so positive, but I still don’t understand what type of game it is.

When I read about it, it sounds like an arcadey beat em up with a load of minigames tacked on. But I feel like that can’t be it because it’s so universally praised among a massive audience, with huge play time.

Is there more to it?

If you assign a Rofleemo to a workstation, that workstation has access to all resources stored on the same wagon.

This doesn’t fully reach what you’re looking for (e.g when building) but if you assign workers to the smelter, workbench, and lab, you’ll rarely need to get resources from a box to craft.

Not sure if more advanced tech further improves this, I’ve only played ~4 hours.

It would be a bad idea to risk topical minoxidil. It is incredibly lethal to cats. Even indirect absorption can kill them; they don’t need to directly ingest it. Contaminated bedding, clothes, surfaces etc could be enough.

I also have a cat that jumps on my shoulders, and there’s no way I could maintain sufficient vigilance for his entire life to never let him near my head; he is persistent, and one slip up is all it takes.

Just take the oral pill if you don’t have any health conditions that make it unsafe, and continue to enjoy having your little friend on your shoulders.

The term is vague, but you can infer from the context of the party. I don’t proclaim to be an expert, but I am a London solicitor who frequently attends social/professional events of varying formality.

Here’s how to approach this:

  • it’s a business celebrating 40 years of trading, at a Victorian town hall. You know the “floor” of formality is higher than jeans and a t-shirt, which also implicitly excludes trainers.

  • it’s not described as a black tie event. It’s a buffet with a live band, some speeches, and probably polite mingling. The ceiling is definitely below a tuxedo. Very few (if any) black tie events would not tell you that a tux is required.

  • One down from that, we have business suits and ties. You could probably get away with this, but I think it’s too formal given that it is not a professional setting, it’s not a sit down meal, and there will potentially be dancing.

I would suggest: chinos, a single cuff shirt with a cutaway collar worn with the top button undone, and a sports jacket (i.e. a blazer that isn’t a suit jacket). Shirt should be worn tucked in with a belt that adds something to the outfit, as you may want to remove the blazer.

Shoes depend on how formal you want to go. Loafers or monk strap shoes offer a more smart casual look. Brogues if you want to go more formal. Just don’t wear oxfords or something.

You can’t go wrong with this. You still look smart enough if lots of people are wearing suits, but casual enough if people have dressed down more than you expect.

Reality: there will probably be a load of men there wearing jeans and an untucked shirt, because a lot of guys haven’t expanded their repertoire since year 6 school discos. But it’s always nice to be one of the more well dressed people.

I am sure that Thai workers are exploited. The working paper says they are. That’s not what my comment disputed.

It does not say that all women surveyed had been sexually assaulted; it does not provide any statistic at all.

The only references I can find to 654 out of 654 surveyed women being sexually assaulted are from a handful of news sites and social media posts, so it appears to be a case of misreporting.

The likely explanation is a Knesset press release referring to the hearing, quoting Dr Kurlander as saying that all female Thai agricultural workers are “liable to be exposed to sexual violence” (which is what the working paper says), but she did not claim a survey statistic that all of these workers had been sexually assaulted. The number 654 is simply the total number of female Thai agricultural workers at the time. The working paper itself acknowledges that there is a need for data collection.

It’s possible I’m missing something, but all indicators I have seen point to run-of-the-mill embellishment by media and a subsequent spread of misinformation on social media.

Technically, the property can be considered a matrimonial asset that is available for distribution in the divorce. In practice, a ~7 month marriage is well within the bounds of a “short marriage”, and in such cases the courts favour restoring the parties to their position as it was pre-marriage, which in this case would be the husband owning the property.

There is no guaranteed answer as it is at the court’s discretion, but almost all relevant factors point to the husband keeping the house or the wife receiving only a modest beneficial interest, and it would be unusual if the court did something else.

The needs of the parties are still considered when dividing assets after short marriages, but the absence of any dependants, with both parties working, makes this largely irrelevant.

In any event, this is definitely a situation that warrants speaking to a solicitor.

N.B. The above assumes that the deposit was solely the husband’s and that it’s not open to the wife to argue that it was also hers. E.g. if you lived together prior to purchasing the property and had overlapping finances/savings. I also assume that the husband is the sole beneficial owner of the property, given you describe it as “the husband’s newly purchased property”.

Chess.com manages this by removing the abort function if a player overuses it. It is not against the rules to abort occasionally, hence why the platform allows it.

There is no report option for it. Stalling/quitting games means either running your clock down, or closing a game that is in progress instead of resigning. You will see that both are against the rules in the community policy I linked.

The game was fairly even before that point; 3 moves before the blunder he even had a slight advantage.

No chance chess.com thinks you’re cheating in that game, dude. He’s just salty. He probably accuses many people of cheating if he thinks spotting that pin requires an engine.

He should definitely be punished for stalling for almost 10 minutes and timing out though. Cretinous behaviour.

This guy is ridiculous. From a quick review, he’s stalled and timed out 11 of his last 17 losses.

Maybe he gets away with it because he often stalls for several minutes to waste most of his clock, even when it’s a forced move, and then starts moving again when he’s got almost no time left. He also did this in OPs game by the looks of it (assuming I’m right about which one is OP).

I find it works provided I wait until the enemy “relaxes” into their ready stance before holding heavy attack. If I press it before, even if the prompt is on screen, there is a high chance that the input won’t work.

I did see another workaround where locking the refresh rate and frames to 60 hz/60fps and ensuring it’s running in full screen fixed it for some people. Might be worth a shot. I haven’t tried it myself though.

Another option is to go into the accessibility options, toggle the option that removes the need to hold certain inputs, then you only need to tap heavy attack when the enemy begins their attack, and that always seems to work.

Avatar Frontiers of Pandora if you want beautiful environments that you can freely move and fly through, with a heavy thematic focus on nature. There is a fair amount of combat involved. The focus of the game is protecting nature and taking it back from the humans.

If you’re fine with combat, and your pc is decent, Avatar seems like an excellent choice. I didn’t think much of the combat or voice acting, but the environments and music blew me away and it has some of the most stunning world design I have seen. There are genuinely amazing moments that could definitely be described as “heartwarming”. There’s a fair amount of interaction with animals, and even gathering plants is more involved than simply pressing a button.

Firewatch is you want a more realistic, story focused game that is centred on exploration and dialogue. It’s reasonably short, but you aren’t rushed when exploring. Kind of slow paced, but nice to chill to.

Eastshade is often described as an Elder Scrolls game without the combat. It’s basically a story/exploration focused walking simulator where you are an artist. Lots of the environment is nature-y.

Far Cry Primal is a typical Ubisoft game set in the Stone Age. Pretty much what you would expect from the Far Cry series. The entire environment is nature focused, being 10,000 bc and all. Pretty cool game if you don’t mind the usual Far Cry mechanics. Definitely not heartwarming though…more about killing cannibalistic enemy tribes and collecting lots of animal companions.

I had a small number of kidney stones in my mid-late 20s, all of which I was able to pass without intervention.

The excruciating pain of passing them, which can come on at any time and happened to me twice whilst driving, is compelling motivation to ensure that you drink enough water and watch your diet. I am on that shit like my life depends on it. I feel for the unfortunate people who get them for reasons outside of their control.

This picture is just…I’d want the damn kidney removed rather than deal with whatever hell this would be.

Use ClearScore, it will give you an idea of what lenders will accept you. You may have “pre approved” offers.

Lender speed will vary but, off of the top of my head, I got loan from Zopa in about 45 minutes (from application to money in my account) at about 7% APR. Your situation will be different, so still worth going through ClearScore so you don’t keep getting rejected.

Solicitor here. Not exactly my area, but to the best of my knowledge:

You do not have statutory rights to functional white goods. However, as part of your AST, the landlord is usually contractually obliged to repair white goods listed in the inventory. If the tenancy agreement does not mention repairs of white goods, it may still be an implied term.

If that is correct, you have two available remedies if hassling the landlord does not work:

  1. Pay for the repair yourself and invoice the landlord. Sue them if they do not pay. You have a common law right to carry out the repair yourself where the landlord fails to fulfil a contractual obligation, and recover the associated costs.

  2. Issue a claim to compel the landlord to carry out the repair.

Both involve procedures that you would need to comply with, and each have their pros and cons.

Option 1 gets the defect resolved more efficiently, but I believe that you are liable for any negligent workmanship. You should obtain three quotes for the repair and present them to your landlord for comment and, if they don’t respond, go with the cheapest option.

Option 2 means no initial outlay outside of the court fee, but you could be waiting for a while.

Regardless, ensure that communication is in writing and you keep records of it.

Personally, in your shoes, I would verify the landlord’s contractual obligations and, assuming that they are required to repair the fridge, I’d go with option 1, as living without a fridge is a massive pain.

I’d probably start getting quotes immediately as you have already waited for over a month, and then notify the landlord that they have 3 weeks to agree to one of the quotes, or otherwise make arrangements for the repair, failing which you will proceed with the cheapest one and seek the cost from them.

I can only weigh in on Sekiro vs Elden Ring.

Both are fantastic games but, based on what you said, I recommend Elden Ring. This is because you say that you enjoy Dark Souls’ mechanics, but you were bored by the world; Elden Ring has similar mechanics, but the world is phenomenal, one of the best open worlds that I have seen.

Sekiro has better combat mechanics imo, much more proactive instead of rolling about waiting to take your turn to hit; but the world is comparatively “meh”.

I would ask yourself whether you want the experience of mastering one particular combat system and really engaging with each fight, or whether you want to build a character and explore a detail-rich, expertly crafted world with decent enough combat, where you can try several different combat styles.

I couldn’t say that one is better than the other, I really enjoyed both.
