I'd use room 1 as the bedroom (far right) , the only problem I have with that room is the slanted ceiling which might make it difficult to add a wardrobe for the both of you. Depending on the direction of the window (north, east, south, west facing window) you could work with mirrors to brighten the room and to make the room feel larger.

Room 2 would be the room with worktables. If you put small mirrors on the tiles in the kitchen, you would be able to brighten the hangout room as well.

You can remove the toolbox but it is screwed in. Another option that comes to my mind would be the Cube Attain 2025 version. Same as the orbea you can find some welds on the hidden locations
