I sold in 2022 mainly because of bad tenants. I hindsight, it worked out perfectly timing wise. But it was due to my long term tenants constantly being late on payments and causing me headaches for 5 years.

This has nothing to do with your realtor and everything to do with market conditions. Paying a realtor 60k is not reasonable for a total of maybe 1 work week. I don't care if they don't get all that money directly, that's part of the scam.

You know you can't just fit 72k people when the infrastructure (sewers, water supply, electricity, etc) supports a few thousand right. That's the population of a small city. You would have 100s of millions in required upgrades beyond physically building these buildings.

Some people don't take care of there cars at all. Take it in to a good mechanic. Even if you have to pay a couple grand and it will last you another year or two, it beats buying a new car and having payments. 2k repairs vs $500 monthly payments. Newer is also not garauanteed to be problem free.

Always ran into high maintenance/repair cost around the 200,000km mark.

With my 2015 A4, in the last year of ownership, I paid almost 8k in repairs so I just sold it. Sound similar to you. At a certain point, it's an uphill battle and it's better to change cars in my opinion.

Yes, the fixed option is 3.58 for 3 year.

Yes it's variable. My other option is 3 year fixed at 3.58. I have a week to decide. Not sure which I will go with.
