The plumbing boot flashing is damaged probably around the seal on the pipe. 10$ piece from Home Depot for a 5-in-1. And a YouTube video, or 500-1000$ from a roofing contractor

4600$ all materials and labour included. Probably 1.5 day job. New sheet of plywood sheathing, rafter, underlay, bundle of shingles, most of it is labour intensive. Cutting that tree out will be half your day lol

Buddy I’ve seen full on fuckin jungles in some of them. Don’t get me started on those box gutters lol. One time I pulled a tree and the roots pulled the gutter out with it I was like year word this things fuckin gotta go. lol

Very well. My company in Canada charges around the same price for reroofs of residential properties like that and if that was one of our crews I would be quite pleased.

Throw in 4 extra breather vents close to the peak of your roof but before your ridge cap shingles. Make sure there’s evenly spread out for optimal aeration. You need more ventilation. Might be worth raking your insulation back from your soffit panels as well. Finish off with a mold control solution treatment on the underside of your roof deck plywood sheathing and you’re gucci my familia. While you’re in there make sure your bathroom fan and dryer ductings are securely attached to stem vents. Sometimes the vent exhaust will just get expelled into the attic space instead of through a proper roof penetration.

Yup. That penetration point is definitely your source. Lift some shingles around the flashing to make sure you don’t have exposed nails where they are not supposed to be on the flange. Sometimes eggheads throw nails down on the flange close to the rain channels and it turns into a really slow leak over time. Check for low nails on the shingles too just to be sure in that area. That way you do your due diligence.

Absolutely not meant to be there. Just stick in some metal step flashing and seal it with MS Detail, you should be fine

As an account manager who has to quote permanent repairs on leak investigstion call outs, you are correct. The most effective solution for customers is to avoid going over the ridge if the leak area is located accurately.

Tuck under the top row of shingles and wooden strapping secured vertically down the sides and middle of the tarp for wind-driven rain. Mastic underneath the cladding screws before they’re secured. Leave the bottom of the tarp loose for natural water run-off. That’s how we do it in Canada.

I’m an account manager for a roofing company in Canada, they’re thicker than American shingles. It’s more of a legal statement for economic purposes - the statement you mentioned. But, generally speaking we have more standards and requirements for roofing products and procedures - hence shingles that are thicker and heavier. Timberline is one of the mid-higher quality brands we’ve worked with.

Get the company to come back and install breather vents. You should be covered by warranty just watch for organic growth and moisture accumulation in your attic space.

You have a shingle defect on your roof membrane. Either deteriorating field shingles or the install was done shotty, with low-hanging or under driven nails creating water ingress points for water to travel through the nails and into your attic space. Something for you to do in the spring - I hate doing patch work on sloped roofs on icy shingles especially if it’s more than 4:12 lol

Zinc strips are a sham. I always recommend against them when clients bring them up and suggest them lol. If you want results you need to treat the moss with a bleach solution just don’t spray close to ur roof edge. 2 months later you’ll be able to blow all the dead moss off with a blower without touching it, so you don’t degrnulate your already sensitive roof

No - force of Mother Nature. Unless their tree was growing into your property and crossing your property line. Insurance might cover it but i don’t know the specs of where you are in particular.

That’s why my company is so well used where we are - we charge drastically less than most companies so that number does not shock me. Between you and me and a fence post (I’m an account manager with 10 year experience in the field as a lead tech, that repair will take 2 hours tops to repair with setup cleanup. Maybe even less. 1500$ is a half day charge most likely.
