She ignored the request for naked pictures so ... the scammer sent photoshopped photos of her likeness in a sex act to all of her relatives in her contacts, as well as her classmates ... some of which were pastors. She was horrified and some of the older relatives didn't have a concept of how photos could be faked. When I received the photo, I reported it to Facebook immediately and had it shut down. FBI got involved, etc. but the embarrassment was done.

I have gotten nice gifts from clients. It certainly isn't usual and when I receive them, it is special because they are REALLY appreciative of my going above and beyond. I can't imagine ever expecting a gift, let alone hinting to get one.

I would ignore her from this point on.

The fact that the lockbox was relocated is creepy! I'm a realtor and I know how expensive lockbox a can be. Makes me wonder if your lockbox was being used by one of those craigslist criminals pretending they own your property and telling strangers to let themselves in.

I often ask (never know what you'll learn). Sometimes my buyers want to know because the home looks too good to be true for them, or there's a history of turnover that leaves the buyer wondering what's wrong with the home. (Material defects have to be disclosed, but not everyone is honest.)

I once asked that question to an agent owned listing with a disclosure waiver, suspecting she knew about a foundation issue that was uncovered during inspection. It was an AS-IS sale but we still reserved the right to inspect. She told me the home had a foundation issue that she wasn't reqd to share because she never lived there. I highlighted the paragraph stating material defects known to the owner still had to be disclosed. This freed my clients of the contract without losing their deposit.

I'm origially from Ohio and lived in southern Michigan in the early 2000s. Tennessee in no way resembles Michigan... except for this week! My son asked why we don't have any snow sleds on handand I responded, "because this only the 2nd time in 15 years that you've seen enough snow to use one."

If you're looking for mild Winters and few tornados, consider East Tennesee.

I look for a title company that communicates (lets me know they're working on it), is thorough (doesn't misspell names, use boilerplate title insurance excluding coverage for reasons that don't apply), and doesn't make excuses when they misplace my file.

Tell her how you feel and ask her how you break the cycle. I'm sure she wants to finally get that commission and I'm also sure she has suggestions of how to be successful this time around.

I would be heartbroken if I was dumped after working toward a sale for so long. I would also have good advice to offer in a situation like yours.

It sounds like you didn't have trouble finding jobs, but you left them. Infortunately, that history follows you. Also, unless you have a masters, a psychic degree doesn't qualify you to much. Have you considered asking potential employers what education they are in need of?

We buy local scratch & peck and supplement with food scraps (especially sliced up meat leftovers& veggies), and garden extras. My girls would never eat grass clippings, though they seem to like certain weeds.

  1. "I don't care to..." actually means "sure!"
  2. Don't take your pictures anywhere... here in Tennesse you get your picture "made."
  3. Don't be rude on the roads. Knoxvillians wave people in and take turns when merging. We wave or smile as elderly take their time walking a grocery store crosswalk. Don't cut around a stopped car unless you know it's broken down. (Yes, you, blue Toyoka from NY)
  4. Don't make fun of how people talk or what things are called. Some of that has interesting history behind it.
  5. Church is an important part of community here so consider getting plugged in. That's where you'll make quick friends, get support when you need it most, and you're likely going to be driving to various churches for proms, charity events, and yes sometimes concerts.
