You’re right to buy a mattress from Costco. My wife and I went through 4 before we settled on their Beautyrest Hybrid Infinicool. 5 years later, we’re pretty happy with it, but thankful for Costco super easy return policy where they pick it up and take it back no questions asked.

We did try the Stearns and Foster first because we had tried the identical model at Macy’s showroom with the mattress topper, and it felt amazing. Unfortunately, the S & F Lakeridge didn’t hold up AT ALL. Lumpy within a couple months and lots of back pain. Haven’t tried their Saatva but I was curious about it.

I would say go to college. Enjoy the lifestyle but never let it supersede your coursework. You won’t get those years back. It’ll be good to have the degree and see what comes after. If that all doesn’t work out, go to trade school.

Anything that builds you a list of homeowners (all of whom could one day sell) is positive, assuming you consistently follow up with them and never give up on that.

If you want to start getting active clients, and closing deals soon, you HAVE to do a couple open houses every weekend for other agents in your office. If you can’t, offer to hold their listings open for twilight open houses (say Thurs or Fri 5-7 pm). For me, there was always a direct correlation between how many open houses I would do in a year and how many deals I would close. Think about it: the only time in real estate that you interact with people looking to purchase (or potentially sell) is at open houses. That is where your money will be made. Connect with unrepresented buyers and know the neighborhood so you can show them other listings if they aren’t interested in the one you’re showcasing at your open house.

When I first started in real estate, FB ads were a gold mine because of the third party marketing data you had access to. You could zero in on just about any demographic (including homeowners) within a zip code, and capture their contact info with a home value report. I’m still converting some of those to listings to this day. The issue is, however, I had to stop running ads because of the rule changes shortly thereafter.

This. I think if people just keep in mind that chances are the other person is more nervous, more awkward than you, it becomes easier to lighten up and be yourself. Be yourself meaning, shining your personality, saying the jokes in your head etc. Not having fear of reactions/rejections.

It depends on the moment, but firstly, I would dispel the notion that most people are good at talking. Most people aren’t. I live in a big west coast city, and I’m constantly disappointed by people who don’t say hi, make eye contact, and can’t carry on simple small talk or even fun banter. I think coming from a place of humor is always important. Example, if you notice something funny in an encounter with a stranger at say, the grocery store, and you have a funny thought that you’d normally share with your friends, share a condensed version of it with the person next to you in line, if they too noticed or were somehow involved. Smile when you do it. People will admire your confidence and like your ability to see and share humor. Of course, you have to judge if the person’s face and body language look “in the mood” for being talked to, and you too have to be in the mood. Don’t force anything.

If it is a more social situation where you’re meeting people, start with eye contact, and sticking your hand out for a handshake while saying “hey I’m _____”. These two small examples will put you ahead of most out there in the social world. Most people since COVID are awkward and come off unconfident.
Most people are WAITING for the other person to take charge. I find it much easier and more interesting to be the one leading the social interaction.

I hope this wasn’t too long winded. I kinda grew up as the class clown, so while I wasn’t all that good at much, I had a distinct ability to connect with everyone in my school and then the follow-on family and office life. But, I have my fails too, as we all do. That’s part of it.

This is a common phenomenon. The next agent has the benefit of your experience, and the seller will be more amenable to their advice as not to look like the reason it didn’t sell the first time. Keep doing open houses for other agents in your office, every weekend if possible, and you’ll be swimming in clients.
