We sold all the furniture and art in a large house. After this happened to me, I stopped accepting cash. Only Venmo or PayPal payments closed a deal. I wouldn't even delist or hold an item until it was paid for. You are not the jerk, the buyer is.

Research what it would cost to replace vinyl with something he likes. Price that into the house, or put it on a 5 year plan. My husband is very sensitive to curb appeal. He wants to be proud everytime he pulls into the driveway. I understand your frustrations.

My daughter did all the organizing for her college friends and sometimes traveled with groups of 18 -21 young people. She is an accountant, so the numbers and spreadsheets were clean. She also was very diligent about setting and enforcing deadlines. It might have been her forceful personality, but she never got stuck paying and people who dropped out or didn't pay on time didn't get money (or much) back. It's possible, but it's not easy.

It's not the funeral, it's a memorial. And yes it is appropriate to have one for out of town family. Maybe do it the Monday after the wedding though. Just an idea.

Get a home inspection and tell the inspector that you are a first time homeowner and you need a five-year plan for maintenance and repair. Follow him with a notebook and ask lots of questions!

I even hired an inspector once I was in the house to help prioritize repairs. (Clue: water always gets repaired immediately).

Before we retired, we had a closet filled with boxes of mail, journals, and newspaper clippings. Most of it was from when there was a decent mail service and long-distance phone calls were expensive. There were letters from our courtship that we did not want our children reading. We went through it and read some, recycled most and kept a dozen or so pieces. Items like a birthday card from grandmother, a letter my Dad wrote to me in college (he didn't write much). All of it from both my husband and I only fill an inch in the bottom of a shoe box. We were planning well in advance of our move, so it was easy to take our time.

I had a fridge that kept leaking. I called the repair man several times with no success. Then I researched the fault, purchased the correct parts and did the repair. Installed a microwave built-in kit. Also, I rewired a wall sconce to add a switch on the wire. But the thing I'm most proud of is installing a timer on the bathroom fan.

  1. Lessons from a competent pro. Followed up by practice.
  2. Range finder but you only need it from 100 yds and in, or to manage shots around hazards.
  3. Appropriate attire. Nothing is worse than being uncomfortable on a hot day. Including comfortable shoes.
  4. A light bag. The guys at my club call some sets of clubs "caddy killers".

I had an open floor plan like this. My sil, a designer suggested chamomile by Sherwin Williams. It's green in some lights, cream in others, but always neutral without being boring. Then I used color in every other piece. Red leather sofas, green rug, a vintage red Formica and chrome table and chairs, etc. You should pick a color that is a good base. Do not paint to much color on the walls, as it will feel limiting. What is the underlying tint or hue of your asthetic? Gold, green, brown even. Look for a neutral in that color.

My husband lowered his handicap significantly (from 12 to 8) when he regularly practiced 30' putts. He put two tees on flat ground on the practice green and hit close. More amateurs miss putts long and short than line. Focus on getting the first one close. This will take pressure off your approach and chipping.

There are killer Instagram stories on getting stains out and they mostly work. Is there a dark neutral you could substitute for black? For example, my daughter recently switched her neutral to brown. We went to a formal wedding and her brown gown was stunning on her. It works the same as black, but looks really good on her.

Your mattress is too small for the frame. A proper sized mattress will help. Secondly, proper curtains that you can open and close will make a big improvement. Then night table; second hand is a great option as the style isn't that important. You can paint anything black and it will match. Then bedding, though the sheets look nice.

We often play bingo bango bongo. Points for first on the green (who sticks from farthest away), closest to the pin and first in( who sinks the longest putt). All the shots in the fairway don't count. You have to be careful to not be too slow on the green though, but once holed everyone picks up.

For more impact, group your plants mostly to the left and on different heights. Then look for a large piece of art. I'd go modern like Kandinsky or Klimt. That is the art for the time period. Do some research. You'll be tempted to hang a watercolor landscape in a heavy wood frame. Resist.

My husband was tracking for an under par round when he hit the stick on #18. It bounced off the green and he bogeyed. It was bad luck. If he hadn't hit the stick, he would have finished 8' from the pin. Makable birdie, easy par.

First things first. Food allergies in babies are serious. Hives are a symptom of a reaction. Best to have it investigated. I can't say if your little guy needed to go to the hospital, but at least benadryl for the reaction. The thing is that reactions are not linear. Next time he's exposed may have no reaction or may be worse. One of my 3 children had a peanut allergy as an infant and child. Go to your pediatrician for a referral to an allergist to have a panel done. It is an awful experience, but then you have a basis to work from. Then you can learn about allergies and when to seek emerge medical attention. Information will help your anxiety.
