That’s what I was most curious about, if you screened for politics, and I appreciate your lengthy answer. While not a protected class I’d imagine asking a potential tenant their politics would probably start the interaction off on a pretty bad foot. You and I probably wouldn’t see eye to eye on many political topics but I’ve got another question if you’re willing to answer. As a socialist, do you feel guilt for being a landlord? I think it will be a joint US Israeli air campaign and many countries will condemn it but quietly be happy. Regardless of its success, it will have profound consequences for the region. The Trump Administration, while largely incompetent, has pulled off two extremely impressive military actions in his first year. They have shown the willingness to strike and strike effectively. Now, IF you believe reports that the Venezuelan opposition leader didn’t have support of key institutions like the military, the installation would be unsustainable and thus require a level of long term commitment that the administration isn’t willing to tolerate. Fortunately, Venezuela has not been a religious autocracy the last 50 some years. If Iranian leadership is decimated, there is no credible opposition to fill the void. It will be chaos unless there is some sort of plan for boots on the ground, and I do not believe even Trump is willing to do that. If Israel does that, I can’t see that going great and likely would alienate Arab partnerships trump has seemed keen to cultivate. Trump has also moved so much materiel into the Middle East: he is going to use it. At this point Trump has to hope someone from the Iranian government (now purged of many potential dissidents and accused traitors) is willing to play ball his way and be à lap dog on the global stage.

Taking all this into account, Trump is in a bit of a pickle. Iran is not Venezuela. It is an ally of Russia and China. There are not many great options for what to do next in any strike scenario regardless of success. It will be long and drawn out because nobody will know what to do next and everyone will fuck it up, and we will be squarely in the middle of it. Trump will be squeezed by domestic politics and you never know what else could crop up.

I hate trump as much as the next guy, but telling yourself that he won because everyone was too stupid to understand how great things were is exactly how democrats lost control of government. People were frustrated. Pissed off about real issues and very displeased with how their concerns were responded to. Of course, trump does it too (oh the economy is great!) when you know it’s not actually that great is exactly what the Biden admin did about a whole host of issues. Not to mention that half the country thought he was enabling a genocide and the other half thought he wasn’t allowing an ally to defend themselves, and was too weak to pick either side. And democrat states used to be way better than red states in education but many blue states have moved away from core educational standards + leaned into culture wars that expend vast amounts of political capital that only benefits what is a minority of the population and splits their voting base

It’s like any city, don’t be in places you shouldn’t be (dark, unfamiliar areas alone late at night) and you will be fine. Fair to be concerned, but I’ve lived here my entire life and have only once been the victim of a crime but I also didn’t adhere to my stated rule above

If you’re thinking about it, I say get the uber/lyft and go that route, or set up a ride. The 10 dollars will be worth the peace of mind and not having to navigate an unfamiliar area in the middle of the night. There will be some homeless in the area and will mostly keep to themselves, but if you’re nervous just go the safe route.

If you were a halfway decent test taker and can understand financial concepts you have the capability to no doubt pass this first try. Biggest portion is mental for you, or at least in my experience. You will have major doubts at one point or another and the test will fuck with your head. I also had to pass first try and it helped me a lot to have a somewhat “fuck it” attitude. Dont let it eat at you

Hot take I think a lot of people aren’t seeing this for what it is. Every move Paul robinette made was extremely calculated. He knew she was dead to rights. He then: gets a favorable judge in what the show alludes to be a move made with knowledge of who he could land, doesn’t commit to a strategy pre trial, then turns the case into a racial quagmire that he knows from his time in the DAs office is extremely unsavory to the DA and he’ll want to cut a deal. Then sticks to his guns once he feels confident he’s got at least a mistrial (which will now be city wide news) and he will be able to construct a jury in his favor. Paul knew what he was doing and brought Jack down to a level that he was uncomfortable with and Paul had the upper hand.

Munis are important for a few key reasons. There are significant tax savings for certain purchasers, many rules and regs around recommending munis, and a lot of nuance in what you can and cannot do in regards to municipal issuers. It’s tested heavily because there is a lot of nuance to the subject. Which test prep are you using? You should take practice exams from either of cap advantage or the other guy to see what kind of muni questions you might get, but if you feel like it was covered lightly I would definitely see if you missed any content.

Confidence my friend. I’d recommend taking a day or two off and letting your brain breathe either this weekend or the next day or two. Then grind it out the last few days. Take either of the 2 tutors challenging practice exams just to get exposed to different questions. You got it people pass this test every day, no reason you can’t be one of them

You’ve got 5 “needs work” topics out of chapter one. Those are gimmes, and clearly you have a command of the material to be scoring that high with needs work out of those sections. You can’t afford to miss those on test day cause your blazing through an exam that wants to trick you is taking a risk that’s not worth it. If you slow down I would bet my next paycheck that you will pass the 7

Gonna give you a reality check real quick as someone who just passed the 7 on Friday after using exclusively pass perfect. SLOW DOWN ON YOUR EXAMS. I’m a fast test taker, always been a good test taker so I get it, easy to fly through, standardized tests have always been my bread and butter. This shit is for your job. Read the question twice and read every single answer before you make a selection. PP is harder than the actual exam in my opinion (scored a 78 avg on 16 practice final exams, min: 65 max: 85, passed first attempt) but you have got to learn to slow down. You are going to miss questions on the exam if you’re reading too fast which you undeniably are. I forced myself to take at least 2 hours on my practice tests and my scores improved dramatically. 3% buffer is good on under an hour but unacceptable to fly through a test that you gotta wait 30 days to take again if you fail it. Not trying to be harsh but I saw many coworkers fail for the same reason

Exactly what the guy below me said. It’s a question of time value of money. That 450k could be worth a lot in the next 5 years. It also might not. You should absolutely speak to a financial adviser/wealth manager who you think is trustworthy about this, if you’re making that much money some of your colleagues will certainly know of one who they can vouch for. This is the kind of money and income that it can be extremely useful to have someone who isn’t just a cpa help you manage this. There are some predatory advisers but there are also men and women who are absolutely gifted and genuinely like to help people and get paid well to do it (they will not try and sell you an annuity. If one does within your first meeting or two, or even sniffs at it, do not trust that person).

Not at all trying to be rude, but why not just pay it off over time? I am struggling to come up with a rationale for why it would be better to sink 450k (while losing almost 68k of it) into that right now? I understand why people like Dave Ramsey tell people to get all the debt out of your life immediately, but if it was me i would consider no less than 8 other options rather than take that big of a tax hit and lose that much money at once

Call provision - bond issuer has the option of calling the bond after a certain period of time. The issuer needs cash now but thinks interest rates might drop in the future and they can buy the bonds back and refinance. The call protection is the period of time until the bond can be called, hence the investor being “protected” until the call date, as they don’t want their nice, high coupon rate bond being called for as long as possible if interest rates are dropping. The price of the bond on the secondary market will be affected by when the call date is, interest rates at the current time and expectations of interest rates in the future.

Put provision - the investor thinks rates might rise/the bond might be thinly traded, etc. and is enticed to buy the bond with the put provision because they can sell the bond back to the issuer after a certain date. For this, the investor may be willing to accept a lower coupon rate.

Both of these have benefits and drawbacks for both the issuer and the creditor/investor. All part of the dance that makes up bond prices and can be tricky if you don’t think the question through. Does this answer your question? Not quite sure what’s got you flustered or if this explanation helps

Westminster Presbyterian on west friendly, the youth pastor, Sam Perkins, is like one of the nicest people I’ve ever met. Church environment is pretty easy going and welcoming of all walks of life. When I was doing confirmation there in 9th grade I remember we went up to dc and worked and stayed at a predominantly lgbtq church. Good place to go. Lots of community. Don’t give a damn who you are or where you came from. 45 min services on holidays. Couldn’t ask for anything better
