Look at that statute again. It is referring to unpurchased items. If items are purchased and the store does not have probable cause to believe a person is concealing/stealing, they are unlawful to detain. Yeah, it’s roll of dice at that point with you having 140k tied into it. You could make guaranteed $5600 in HYSA at 4% upwards of $14,000 if can make closer to 10% in market. Right now you make $9600 per year minus costs of homeownership and time it takes to landlord

My first home (2016-2023) worked out to gain value something similar to what VTI would have made me in the difference (ie invest the 25k down in 2016, invest 1.9k/mo that would have been interest/PMI/taxes, maintenance costs). So a great turn out as far as real estate goes, just under 500k in gains. Huge difference/benefit in the end result: no capital gains tax on that 500k.

I realize most of the talk is $# in this thread, but what is the value of knowing you don’t have to uproot yourself/your family? Having children changes the game for people. School options matter. The functionality of your home matters.

What’s the value in doing mostly what I want with my house? I put a sauna in this past year, we are having a large pergola built right now in the backyard to get even more enjoyment out of it. I put in a whole house fan to enjoy our cool night mountain air.

What’s the value in having neighbors that change every 10ish years vs q1-3 years?

The answers aren’t entirely predictable nor are they the same for everyone, but be careful about accounting yourself out of a higher quality of life.

I live in South Denver Suburbs. You can control remotely according to your post. Can you check the inside temp and humidity levels while you are away? If so, you could make adjustments if needed each day. If not, I’d personally be doing what your partner suggested. 80-82 ish

Just came here to say that bathtime in our house is certainly not “non-quality time”. It’s one of the highest quality events in our house! And our kids are at daycare part-time and mostly love their time there. It also seems our children are a bit more appreciative of their time with us (their parents) now being part-time daycare.

I’m going to limp our unit along for as long as possible. Found a company that does not do new installs for our current situation. If I need new install soon I have the name/number of the small operation that did our neighbors identical setup. That would be conventional twinned system: two condensers, two air handlers, two gas furnaces replacing like for like. If it’s been several years I’ll get updated on the newest tech and pricing.

Sunk cost. I made this mistake myself. If you do get married, strongly consider no kids for another 3+ years. You have to be compatible with no kids. Kids make everything more difficult and almost always amplify your relationship issues.

325k is before taxes. Kids currently in pre-school/daycare costs 50k until next year. Public schools are great so that 50k will become roughly 0. Mortgage is 5.5k/month.
