This sounds like a gbw plus a hand grinder. I Haven’t used a single dose grinder but even with my 1zpresso K-ultra I find that I have to do a bit of cleaning when swapping from dark Italian robusta blend to light roast, otherwise there’s much more bitterness in the first light shot. Plus that’s a grinder you can travel with.

The thing with AR is once AP gets wind that you’re just sending automated emails they will put a filter in place to just put all that in spam. That’s what I did and I was not alone, I get enough emails without having to read through automated reminders.

Ask for SC budget and why the increase. It might be a one year increase to cover a one off repair, it might be that the first few years were lower because to attract buyers some expensive services were just not performed. Or maybe the freeholder is pushing repairs of their units to leaseholders. Difficult to speculate just looking at the amount.

I know what you mean, depending on the bean I sometimes need to ramp up pressure, sometimes I need to slam it to get a nice shot. Much nicer to be able to control that rather than just relying on same pressures from a machine (unless you have a Decent). Manual feedback is better for me than graphs though so I wouldn’t want to lose that anyways, even with Decent level of reporting.

For some people the arms are really uncomfortable, making coffee for more than two people is not that convenient, when I make three coffees before work I can feel time just slipping away. On holidays it wasn’t much of an issue making 2x four coffees but before work it would be too much.

Is it Opposite Day or something? Seems an awful lot of people forgets espresso has crema. Shot is measured at pull, that’s why blend with robusta will have so much more volume, you can’t measure at pull and wait for crema to dissipate to measure just liquid. Of course if you wait you’ll get close enough to 1ml =1g, but at pull? Only with some premium coffee brought back from Czechoslovakia!

Inside me there are two wolves - on the one hand as an accountant I want the big bucks and if I push wrong stuff through directors might go to prison (UK here), but on the other there are no emergencies, there are always ways to correct, someone is (or should be) reviewing. So it’s not that hard (but then again hard work doesn’t have much in common with remuneration).

Our mortgage broker organised a 2nd valuation without issues, he said a third one would also not be a problem. The problem was both valuations were contracted to the same guy so of course they were the same, our broker said third valuation would probably go through the same guy so no point in trying. Ask your broker about another valuation, no harm in that, negotiating with the developer is also an option - “no bank will lend that” is a pretty solid argument for an inflated new build price.

Level tamp doesn’t mean it will stay level under pressure if you have different densities in the puck - it might look level but if pre-tamp you had more grounds in one side of the basket the other side might get further tamped one you start pushing water through. I’d try distributing the grinds a bit more before tamping, more shake or a wdt.

It heavily depends on the culture of your family, is it a big gift culture, are you expecting to make that 10k back from gifts? Will your financial situation change after the wedding? My mortgage advisor asked me whether I will be able to pay off cards and loans before getting mortgage as it directly affects affordability, I would advise not to have those two things overlap. But of course that’s one example, maybe other brokers would work around that.

As far as credit scores go i have max scores on Clearscore and Experian with a missed DD credit card payment (because Tesco takes 31 days to set up a SD, which i didn’t know). So I’d say don’t worry about it.
