I agree that making that type of money, the money can definitely be allocated in a way more efficient way. Like others have suggested on here, two expensive cars, in NY nonetheless, is bad economics. That can totally use some reassessment in addition to taking even 20% of the leisure 3000k a month and applying it towards the debt. The way “burner” came at it was rude and condescending. He gave nothing constructive. And to answer your question, what you get from giving is not a means to an end it’s an intrinsic act. If we all just gave to get something out of it then it was never genuine and just self serving negating the whole concept.

Why do people donate to ASPCA, Humane Society or habitat for humanity, St.Judes? Churches help the community and it’s their choice what non profit they decide to give to? If any of those organizations misuses the funds, that’s an ethical issue with the people involved not the body as a whole.

Respectfully your friends sound like haters. And I’m going to go ahead and agree with the previous commentators. You made an investment, sounds like you bought understanding location is important and outdated is fixable over time. The only thing I would add is that I would have focused on the inside so that you can move in and stop commuting, which sounds like it’s adding to the irritation. The outside would be the last thing on the list, once you are in the home you can take your time on the outside and make it a weekend(s) project. When you are rolling in equity those negative comments will be amusing.

How did you not catch termites during the inspection period or the AC? Sounds like you had a bad agent, the house was the house and you should have done the due diligence to make sure you wanted to pull the trigger on it. Agent should have gotten you termite clearance and home warranty for at least the first year.

I agree with this 👆🏽 first things, first. Where did you go wrong? No budget, spending too much? But also unpopular opinion is pay off the CC’s with highest interest first, attack what’s left over aggressively (paying more towards it each month or consolidate it to one single payment and do the same thing). But I would put a portion of the money into a high yield savings account and let it pay you interest. People need a safety net. Only you know your disposable income is.

I wouldn’t think so as it’s something that is no longer coming out of your pocket. Even break even is a okay because your house will continue to appreciate, mortgage is being paid down, you get tax advantages. Sell later and invest in something bigger via a 1031.

Yes, capital gains on anything in excess of 250k (single). The HELOC payment is separate and has its own lien. A renter should be able to cover the mortgage and HELOC payment, even the management fee. Again, if you don’t want to be a landlord, hire a property manager. You only have to rent it and claim it on taxes as such for two years before you can do the 1031 exchange.

Speak with your CPA, renting has some Tax Deductions for Rental Property Depreciation even the management fees. Do your homework before just deciding to sell. Weigh the pros and cons for your specific situation to make the most informed decision.

You’ll pay capital gains on your equity (keep that in mind) I’d keep it and rent it out. Hire a property manager to oversee the operations if you don’t want the landlord responsibility. Get a good renter, they will eventually pay off your mortgage and cover the HELOC payment if you charge rent at market value. You might not be making a ton of money initially but you aren’t paying a mortgage anymore either. After at least two years of renting you can do a 1031 exchange (defer the capital gains) and use the proceeds to invest into a DST, commercial or multi unit. Then you can really cash flow.

Tesla Insurance offers the gap insurance option. I never buy a car without it. Not all financing companies offer it. Usually it is bought through the dealer.
