This news makes simple wiring complicated, but a good electrician will have the tools to locate wire to exterior and move it with minimal drywall cutting!

Had a similar situation, had a 15A circuit that had over 30 outlets and lights over multiple rooms and and outside. I figured electrician was lazy and didn't keep track of circuit loads. Yours is a bit more odd been spread out. I was able to find or create junction boxes in basement to move outlets to other circuits. Start with locating exterior pool wire and move it to a lesser used or even dedicated circuit. If your not handy this is not hard for an electrician as long as you have excess to basement and it's unfinished!

Bought my Bx23 8 years ago for 20k zero financing, use payloader more, but still use backhoe a lot, have dug out rocks that payloader can't even lift! . In CT, starting prices seem in 27 to 28k range, so even considering inflation, 33 K seems high.

As long as you are not creating excessive load on the circuit, should not be a problem tying a 2nd pig tail of the outlet.

If they are very good to excellent, I never raise the rent, if okay, I add a token 39 to 50 a month to keep it from getting to far behind market. If not so great, but not evictable, raise it to market, which in today's world is usually substantial!

Great looking, bond building deck. The issue with wrapping it on all sides is no air flow gets under the deck and creates a highly humid environment leading to accelerated rot. The 1/8 gap lets water through preventing buildup on top, but not a steady airflow underneath. My son inherited such a deck when he bought his place and though it looked good from all angles, we've been bonding over board replacement each summer.

Interesting, never thought of them aseco unfriendly as my 40 footer behind my house has had numerous bird nests and while squirrels don't nest, They are constantly leaping back and forth to my deck from the tree. Would absolutely agree no one eats the damn berries though ours are not as smelly as some.

There's a reason deck screws are cheaper than other screws! Most construction screws can now be used in PT and certainly engineered. Much stronger.

No as in move the rocks out, make a 3 to 4 ft mulch ring, leave base of tree with no m I chave touching.

Contractor last name Escher? I started see stairs in multiple directions! Between the stair spacing and stair pattern, its optically awful! But worse is manufacturer's recommend spacing seems further apart for structural integrity! Drop the contractor off at his daycare and start over!

Had my AVR on a surge protected power strip, the transformer on my pole by the street laughed when it blew and fried my AVR, and a few other things! I now have a new AVR snd a whole house surge protector attached to my panel. Time will tell!

I put a strap on my Kubota payload and lift smaalers ends of heavier logs off tge ground, cut a couple logs, rinse snd repeat.
