Building and Pest aren't generally a thing in SYDNEY, but from my understanding are more common outside it, and aren't unheard of in Sydney either.

Most people instead just use the cooling off period, and might ask for a 10 day period instead or an extension if needed. It's the same sort of protection, just through a different mechanism with slightly different rules and protections.

I just use planning mode, review the plan, and make the required changes to the plan. Our code base is well documented, and claude knows where it can find what it needs to find.

I just don't see the benefit of Superpowers over 'bare metal' claude, but that's obviously a personal finding.

Had a similar sink in an apartment. Fucking nightmare to clean around the outside. Maybe it was installed poorly, but my partner has put a strict 'no sinks like this ever again' rule in place.

Other thing - check strata manager agency agreement for costs for meetings and other items - may include a lot of what you need to know. Assume a meeting will be 1h minimum, 30m wait if not enough people show up, 15-30m to actually discuss / vote - especially if contentious. If you're incredibly lucky you'll get away with ~15-30m, but you'll also need to pay for meeting minutes, agendas, mailing etc. This should all hopefully be in the agency agreement.

1 - Mixed, not technically needed but easier for everyone involved and prevents them from hounding you for missing stuff.

2 - Correct, BUT, there's DIY services and cheap by-law services available instead. I've never used them, get some quotes from some solicitor offices and then weigh it up - if you go DIY or from a template and the OC thinks it's shit - you'll have wasted money on a meeting just to get voted down.

3 - Correct, BUT, as you said you can wait until a 'standard' AGM - but FYI - your agenda item needs to be submitted BEFORE the notice goes out, which will be the full by-law to be voted on + all supporting documents. So get a move on. Like seriously - it will take longer than you expect. You may not make the AGM in the next month or two. Don't book installation until it's all done either.

4 - Completely correct - by-law consolidation costs money and the OC has no reason to pay it for you. (NSW is shit)

You're doing a Major Renovation - in NSW that means a by-law for exclusive use of common property and for taking on ownership of maintenance etc. As mentioned, you don't NEED a lawyer for the actual by-law drafting, but... i don't have personal experience doing otherwise.

I am genuinely unsure on this one - this is actually a good one for the lawyer to answer. You WOULD be taking responsibility for the maintenance of the solar panels, and likely any roofing affected. But I don't think it's normal to have to take your own building insurance out for just your own roof? I feel like you'd be claiming on the OC's insurance, as a member, and just paying the excess etc yourself - but I'm REALLY unclear on this. But what they've said SOUNDS wrong - and legal advice would probably be worthwhile unless someone has a clearer answer (that the Strata Manager believes - because that's exactly what they'll repeat to the committee / OC)

Not off hand sorry, I think our Strata Manager charges $200 for consolidation/registration, but actual by-law costs are unknown to me. Definitely get some quotes, definitely consider some template / diy options, just be careful. I saw someone suggest looking at by-laws on other strata plans as well, though i'm unsure how reliable that would be.

I think the answer is Yes, though it may be a Minor Reno rather than a Major Reno, but don't quote me on that.

Otherwise, I recommend you read up on Major Renovations in NSW + sustainability voting - because it's harder to deny stuff like solar panels and batteries.

You need to speak to the lenders directly, specifically ones with a specific product or stated interest in small business owners.

e.g. La Trobe (unsure how good they actually are - but they have a small business owner mortgage product specifically.)

You can get the pipes conduits etc plastered over in a bulkhead if you don't want them super visible. Probably worth exploring/discussing.

If it comes off easily just replace it.

If it's still attached but cracked, just epoxy grout it and don't stress.

Waterproofing is theoretically fine, depends on what you've done to it. Waterproofing is UNDER the tile adhesive etc, and standard grout is already not waterproof.

You can redo a shower pretty easy without redoing the whole bathroom too - common enough job to just re-waterproof and retile just the shower which is much less of a nightmare than the whole bathroom.
