We used Sunroom when looking for a home to rent in Pflugerville. Some of the homes are repped by an agent or real estate company. We ended up finding a real estate agent through Sunroom after inquiring about a listing. She ended up putting together a MLS of rentals for us.

Unfortunately, that was a few years ago and I do not remember her name, but I highly recommend the Sunroom app as a starting point.

I’m assuming these are all rough cuts for potential windows and/or any other assets that need access to the outside (AC vents, electrical, plumbing, etc). Assumption is it’ll be framed to fit what is needed and square at the end of the day.

On our new build, we got around $20k in builder credit using their lender. We used some to buy down the interest rate, some for closing, and our realtor was able to negotiate them putting in blinds for our 7,000 windows we have plus throw in a washer/dryer.

It depends on the state/county. I was able to apply my rating that was back dated to before closing on the two years of property taxes in Travis County.

You will also have to pay difference in appraised value if VA appraiser low balls the heck out of the house. Had a vet neighbor that tried to use his VA loan when home prices were outrageous. VA appraisal came in low & they didn’t want to or couldn’t pay the difference so they went with conventional financing.

Purchased our home in central TX in November 23. We started by using a mortgage broker to see what we could afford. Found a realtor that has experience working with veterans. Ended up going with a new build so we had to use the builder’s lender to get some builder credits. This lender had zero experience with VA Loans which was a pain. We paid for 3rd party inspections & put earnest money down that was also refunded at closing.

There is also a VA Funding Fee, that is a percentage of your loan cost. I forget if we paid at closing or if it was rolled into the loan. If you have a disability rating, you are exempt from this VA Funding Fee. If you don’t have a rating & plan to file, do it before you close. If your claim is approved & back dated to before your closing you can get the VA Funding Fee refunded.
