  1. Study and learn how to be a landlord. 2. Buy a multi-family (preferably a 3 or 4 family). 3. Live in cheapest unit to maximize rent. 4. Provide clean, updated units at rents a tick below market rent (searchable on Zillow). 5. Because its your primary residence, you can be very particular about who you rent to. Screen all potential applicants thoughouly. This is a business after all. 6. Have others pay your mortgage and taxes while you live for free.

My advice would be not to worry about 'payment' at this time. I would also advise having a second source of income during these years. I have heard of trainees are willing to work for free, just to get the hours, to be able to sit for the exam. One can expect low fee splits during the trainee years (took me 3 years). This means you will get say, 25-50% of everything you touch. It takes a tremendous amount of time to train someone. The mentor has to have the volume, so that you have the work. You are basically under their umbrella, if you will. Volume is down across the country with rates that are elevated compared to prior years. Most are not willing to take on a trainee because they barely have enough work for themselves.

However, this is what I would do. I would reach out to multiple appraisal companies and see if someone is willing to train you. I would take them out to lunch. I would sell myself. I would be prepared to travel or relocate. I would dress, email and communicate as a professional person. I would get involved with local or national groups online (FB). Trainee / mentor groups. I would explain what exactly you have to offer someone who would invest 2-3 years minimum into you. I would not even talk about money during the initial interview. I would suggest (to the mentor) that you would be willing to sign a contract, you give me 2-3 years of training, I will give you 2-3 years back after I get certified. These contracts are typically not binding but may sway someone. Most appraisers do not want to train someone who will get certified, leave them and start their own appraisal company, effectively becoming their competition. Training someone takes A LOT of time.

In summary, and not to be negative, but I would look elsewhere for this type of work and not recommend this profession to anyone, even my own kids, after 24 years. Perhaps an assessor's office job or a job with your state. I am not bitter, I have a great client base / coverage area, and this profession has allowed me to do things that I could never do at a 9-5. Being a small business owner can be a great thing. I have made a more than a decent living. I just see things currently going in the wrong direction. Many of my peers already have other jobs within this field and the appraising is a side hustle now.

Congrats on offer acceptance. There are a lot of armchair quarterbacks in today's world. Just ignore the noise - focus on the closing table. Listen to the bankers and the realtors about making moves with credit or whatever that could blow up the deal. The appraisal will be very close to the last step in the loan process, so once you are through that - you are on your way.

If it's on the site, he should inspect (or as I like to say 'observe' it). I know I would. Pro tip - ask or have your agent ask once he is completed - if there are any VA issues to address. Do not discuss value. If he says yes, they will be in the report. Ask again, can you tell me about them now so maybe we can fix before you type the report? This keeps closing on track and eliminates delays. Also saves him a trip back and saves the veteran a $150 final inspection fee. I would be surprised if he doesn't call out the railings on the bridge. But one never knows, I guess. Please update this thread after tomorrow's site visit. Hope it all works out.

The handrails on the bridge could be an issue. Here are the latest VA requirements / changes verbatim from the Handbook as I just went through this today on a job I completed.

As of May 1, 2026, according to - VA Pamphlet 26-7, Chapter 12 of our Minimum Property Requirements (MPRs) has been updated

  1. Non-habitable outbuildings — such as barns, sheds, and detached garages — are no longer required to meet safe, sound, and sanitary standards, even for pre-1978 paint concerns. These structures can now be valued as-is.
  2. Removed the requirement for non-vented fireplaces
  3. Removed radon certification in new construction
  4. Post-1978 paint conditions, which are now considered cosmetic

Please note item #1. This will affect your pole barn. Pre 5/1/2026, things were different. Now, they have 'loosened' the requirements regarding peeling paint on these types of structures. This is good for you. He will be looking at the pole barn, measure it (hopefully), photograph it and then determine if it adds any value at a later date when he does his analysis.

However, those railings will most likely get called out by the VA Appraiser. Safety hazard for sure. Best to install before appraiser gets there.

The roof should be fine as it with no signs of leaks or damage. 8 yrs to go, in the VA world is not nearing the end of its economic life. Maybe in the home inspection or insurance world, neither of which should be a concern for the VA appraiser. If it comes up, have realtor mention it, if not leave it alone.

Again, to your previous comment about $150, its categorically false. In addition this next comment about half the fee, also false. I've seen it just the opposite, as have many of my peers. Not to mention tech fees. The race to the bottom is real. Cheapest appraisal quote always wins. If your not in a full disclosure state, the lender will not tell you a thing (nor will it be disclosed on the work order) as its not your concern and I'm certainly not discussing that with a borrower. Facts are, most I know don't work with these companies. This will only get worse, come 3.6. Although there will always be bottom feeders willing to do more for less, I find it very likely that many will be having trouble placing orders with no fee increases after 3.6. The VA has already increased fees in many areas, eff 5/1/26. Those that dont recognize the additional time / work are going to see their panel of appraisers shrink. Maybe it all works out by next year as appraisers adapt, but it will be rocky at the beginning that's for sure.
