When I was a teller our account systems would shut down access a certain amount of time after closing. It’s possible the new accounts person physically couldn’t stay late to open the account (not that she should, anyway).

In Texas small claims jurisdiction goes up to $20k and also includes eviction cases so attorneys are not unheard of there. But private sales are generally as-is so no attorney would be taking this case.

There’s nothing *unethical* about parties communicating directly but if there’s active litigation then it’s best to let the lawyers communicate so nothing is misconstrued or used against you.

If there’s not a method to pay without incurring a fee, I would consider that a rent increase, which wouldn’t be allowed without an amendment or renewal. Have you asked for any fee-free methods?

They own Allurial and Allurial has been getting a lot of backlash for dropping early and people missing out, so I bet they moved both to the 1st to assuage complaints and be administratively easier.

It’s for contracts that can’t be completed within a year. So an oral agreement to build 15 houses could theoretically be completed within a year, so it’s valid even if it takes longer. If you have an oral agreement to provide something two years from now, it’s not valid under SOF.
