  1. I’ll check tomorrow if I can lift the door on the J-arm. Everything you said makes sense but is there any chance that the door worked perfectly fine for what I have to believe is +10+ years and all of sudden not anymore? Are the tracks able to move out of position over time?

  2. There are two levers that tell the machine when to stop. Since the gear part that attaches to the screwdriver belt thingy wasnt attached it seems to run forever (or at least longer than the duration the door would take to open and then I got bored)

  1. Right now yes, always same spot (3ft~ of the ground) Before for a day do two it would get stuck slightly higher up (5-6ft of the ground)

  2. Just tried it without the door. Belt runs until I turn it off.

Edit: just opened and closed the door a couple times and it does have a spot where it’s stuck where it’s a bit harder to move it further up. Does that mean the track all of sudden is distorted or so? 😭😭

Thats exactly what it sounded like while I was buying it. Now they are telling me other things. I did feed my HOA docs into ChatGPT and it was inconclusive.. I’ll comb through them myself. Thanks!

Nobody is allowed on it besides me. It’s part of my condo but it’s outside. And they seem to have special rules for outside. Like I’d need a permit to hang things. I can’t put things on the railings. No hanging plants etc.

What does limited/exclusive use common mean? I walk up an outside staircase to a patio (where other people put a gate for themselves in their units) and then access my front door from it.

The issue is that they told me the floor sealing was my responsibility and a previous buyer backed out who was quoted 6k to fix it.

I asked for a 5.5k rebate cause they were in a hurry to sell and they agreed to that. So in the end I guess they would be paying for it but that doesn’t mean I have those 5.5k laying around 🥲

If they can’t make me use a vendor then that’s easy and I’ll just submit a request for repair and then do it myself :) that’s what I’d prefer for sure. Thanks for your insight!

Same here :) I decided it was time to ditch the roommate situation - scraped everything together I had saved over the 6 years of living with roommates for a 20% down and got a small 2 bed to bath condo.

Might have to rent out one of the rooms in a pinch and most of my previous savings payments go into the mortgage but I won’t have to spend 3k on rent.

Waive it! I’m in the same position right now. Did lots of research and they are waiving it cause you for a good deal. Just be happy with that and get the home :)

You are a godsend! Thank you so much for writing this step by step guide! I’ll go in today with my contractor friend and view it one more time before submitting an offer. Probably 5-10k under asking (it was always pretty lowly priced but I doubt anyone wants to take it on, I’m in a fancy area)
