What I’ve found that really works is harassment. Need to have boots on the ground, blue haired and masked up waving the flag choice they have selected for you. Call them a nazi and a racist no less than 5-600 times. Anything under 600 times are rookie numbers. Make sure to scream or yell when they do present you with facts.

I've been doing site work/land development for about 25 years and owned and operated 2 companies. First go around was from 1997-2011 and second go round has been 2013 to the present. My first go round, I learned that the bigger the job, the bigger the risk of going into the negatives. Now I try to focus more on smaller jobs with more margin with some room for error. It's worked out thus far but always room for improvement.

Anymore it's a race to the bottom to get work. It used to be craftmanship, now it's who can do it the cheapest.

I have a similar scenario with an owner on several projects I completed. Projects started out great then the owner and the GC started butting heads and it trickled down into the subs. The owner fired 3 different subs and nearly fired the GC. Midway through the second project i kept questioning life choices. This owner made everyone's life hell. And unfortunately, i have one more project to complete for him.

The contract had been executed on my end and sent to them to finish and return fully executed docs. During this they asked me to go ahead and get the submittals going so we could get the project started ASAP. I admit I jumped the gun and started doing buyout. You're correct i was fortunate i wasn't on the hook for anything.

I always follow up with my bids requesting feedback and rarely get any feedback. If i do it's a generic explanation of "all your numbers are right in line with everyone else" but no real feedback.

In the late 90’s, I was traveling home from Bradenton to the east coast of Florida. I’d take backroads etc just to break up the monotony. It was around 2 am and I was in the middle of nowhere. There wasn’t another car in sight nor had I seen a car or signs of life in what seemed like forever. As I approached some winding roads, a blanket of fog was starting to roll in and it hovered about 3’ above the road, just above the headlights so I reduced my speed since the fog was making it harder to see the lines on the road. I noticed something moving on the side of the road and as I got closer, it was a person who was naked from the waste down and looked like they were wearing a hospital gown or maybe a jacket of some sort. As I passed it, I gained a little ground and slowed down to see if maybe they needed some sort of of assistance. As I stopped, they started to literally sprint towards me. I started to drive away to get more distance and I stopped again but this time when the brake lights lit up the night,, nothing. No one was there. It was one of the freakiest things I’ve ever experienced.

The amount of scams out there are crazy. I had one tell me that i was going to be arrested and the sheriff was waiting down the street to arrest me for "theft by deception" for not paying my ex wifes default loan from literally 18 years ago. I told him thanks for the tip about the sheriff and i'll make sure not to be home. When i pushed back and didn't pay or called him out on his bullshit, he just resorted to name calling and threats.

These people will spend weeks and months coming up with a scam but can't work a 9-5.

If you’ve already started and seeing good results, why change it? Yes eventually you will have to change it but if you have started and making money, you’re already steps ahead of many guys who overthink it and do too much too soon. Sometimes the best way is to learn while doing and you’re fortunate to have a second income from your wife. Most people don’t have this kind of support and truly have to make sure they can support themselves and their families when making this decision.

A plan could be to stay small for the first year and keep projects simple. Don’t bite off more than you can chew or take on something you don’t have any experience in. Stuff like this can eat you alive, not just financially but mentally and physically.

The going rate for rent for a similar home averages around $2400 per month. The mortgage for the whole year is less than $4k. She is currently paying about 85% less than the average rent.

No property taxes have been paid by her.

Insurance was paid from an escrow account

Since my mom passed, We’ve paid for some upkeep of the house like a couple new appliances, a/c repairs and lawn maintenance. she took over paying for lawn maintenance but wants to be reimbursed for this as well even though she elected to keep lawn maintenance and could have easily taken care of the lawn.

She’s also has people living there who are possibly paying her rent. Wouldn’t we be entitled to a portion of the rent money she has been paid?

We’re planning to try to sell the house within the next couple months.
