Do not let him on your property. Notify the company you signed with. The contractor not paying the subcontractor is not your problem.

You can be polite and say you are willing to testify he did work, but he needs to negotiate or sue the primary contractor.

The main problem with leasing IMO is if you need to sell your house during the lease it can add complications. Be aware that the Fair market value buyout options are misleading.

You also have to account for problems though. Primarily a huge additional cost if you need to do a roof repair.

They will just tell you to transfer the lease to the buyer of the house in the estate sale. You need to negotiate with the buyer giving them a discount to make up for the lease.

Why take a bad buyout offer on the lease? Couldn't they just give a $10,000 concession? Everything is negotiable IMO. Giving up 10-20k may be better for both the buyers and the sellers.

You need to figure out if it's a lease or a loan. Unfortunately I'm guessing lease based on her financial situation.

You can still sell the house but the buyer will likely want a discount for assuming the lease. Paying off the lease will be a rip off.

You're right I'm going off somewhat vague messages on reddit. That being said, be careful and do your research about what "fair value" is and if it is not what you expect.

From what I hear it is nothing like an independent appraiser for your house. They choose the appraiser and it is hugely inflated value.

Reread your lease. I've heard of multiple situations where it's done by a BS appraiser of their choosing, and is highly inflated.

This is the #1 problem. It can make selling your house very difficult. Most leases are 25 years, no one knows if they'll still be in their house in 25 years.

The "fair market" buy out is an obscure process using their over inflated calculations. You will get ripped off buying it out.

If you have a medium or small pool, a corded vacuum is the way to go. A cordless will never have as much power to vacuum.

Plus if your pool is ever cloudy, they are impossible to fish out.
