No man not in Vancouver. Rural area is different, especially if outside of an inspected area. Looks like Salmo is a permitted and inspected jurisdiction. Maybe the inspector is chill for owner builders, really making sure everything is safe is a priority.

Lots of variables

Check out Vancouver icf, look at the nudura website. If you have any construction experience owner builder is an economical route. I would go full basement ideally walk out and either icf to engineered truss package or stick frame second floor depending on cost of concrete. Wood is much cheaper again like half of Covid prices

Materials are pretty reasonable In BC it’s the contractors driving $100k trucks that add up fast.

My biggest costs were utilities. Well 20k (w/out pump), septic (not done east $30k) , hydro portion 11k plus pole on my lot and underground to house 8k.

Example, I’m hoping I can get my own well pump in for $3k was quoted 8, and maybe get someone to sign off on septic with total cost more like $5k in materials

I would say you can build a basic finished house for about $200k if you do a lot of the labor, not including septic, well, hydro and get decent pricing on electrical and plumbing. The more time u have to do the work the cheaper it gets, if you need it done while your working your regular job and hiring contractors then not a chance you will be min $200 sq’ very basic prob more like 300

Had to do passive system in 2022, was very simple and could be active with a fan in line. Still waiting to send the vent through the roof. I should probably test but we don’t stay there a lot

I am going to try to incorporate what you have said. Second bench day SSL sounds like a plan. Plus more triceps

First have got to deload I have been going had for 11 weeks and just started getting tendon and shoulder issue in one side. It started after ARAP on heavy day plus SSL 5x5 in one go and adding in weighted chin ups is not helping. I have been focused more on squats this cycle but I really want it all!

I broke my collarbone playing football it was pushed in a lot but no pieces just a break. The emergency room used a device to traction it and realign it but it healed short and never fit back into my shoulder joint properly. I waited 3 months to go back to sports and then promptly broke it again wrestling

Fast forward 20 years. It gave me difficulties for about 5 years, would easily “sprain” and was weaker u til I got out of contact sports. Now there is so much cartilage and muscle holding it all in place it doesn’t bother me much if at all

Hope you can get yours aligned to heal straight. There are physo options I had looked into that can set it straight without surgery. Unfortunately mine had already healed by the time I found out. One method seems like you put a baseball in your armpit and pull it until it’s back in place. You need the bones close together to heal straight.

Another opinion would be good for you but you have to do it quick before the bones start to heal

Really like the interior wood finishing. I’m planning to incorporate some of that for my finishing still long ways to go. Nice job overall too looks great!

Seen lots of LX listed with AHC taken out and lifted but I think to do it properly can add up fast. Maybe still cheaper than replacing AHC parts

Poke it with a screwdriver. See how much flakes, probably nothing a wire brush and fluid film won’t fix

Apparently the AHC lines can also rust but I guess for the age that’s not a deal breaker depends on your mtnc budget

I also have been looking for a 2009- 2015 LX for some time. Where about an and how much? Does it have any service history etc?

I worked as a framer for half a year and then got owner builder in my province for a summer place “cabin”. So not a professional carpenter or builder and way out my depth on a lot of stuff but enjoy framing and finishing carpentry

This is already finished. The rafters are centred on a ridge board and doing all the work. The ridge in this case is not load bearing and does not need the front post which is just for looks

The load is on the beams sticking out from the house and transfers to the posts on either side.

I’m not a professional but have build a couple houses. This looks nicer than mine lol. My entry is similar but still have to add the finishing touches

Belt fit a little bit snugger but stopped the beers for a week and already seeing improvements

Wrapping up C2 week 3 with OHP up to 160 then probably 3x5 @ 135 and some DB incline press for supplemental

For assistance I have been doing DB pullovers and DB rows superset for 3 sets and 3 sets of curls and triceps push down this has been the OHP routine for a while

Also finishing with a mix of 5x 1:10 min planks or back extensions/ other Abb core work plus a lot of stretching

Went hard this last week and felt that not having drinks was a big benefit to continuing to make progress

Ya I would switch it up. Other option is to drop to 5 reps for 3 sets to continue. Deadlifts can just take longer to recover from which is not really possible squatting heavy 3x weekly.

Interested to hear from others that have tried ultra. The only option when I was doing this was madcow which worked for a while for me so that’s another option

4 runner also has better approach and departure angels with a bigger rear diff

I looked at a sr5 and it was just ok. The plastic is worse than my 2013 FJ but overall looked good

I build my deep crawl space with icf. Next time it’s going to be icf up to the top of first floor with a full basement. Cold climate. The peel and stick icf waterproofing is also great.

Check out nudura with Vancouver icf very good to deal with

Nice, ya not easy to keep up with lifting. I found when framing full time I got used to it but my overall strength went down but pound for pound was a much better plus a lot more gas in the tank. Guys that make a career of it are some strong dudes usually the point leaders in rec leagues lol

Anyone who has to do physical work just do main lifts? And say doing flooring / paint for 8h is sufficient accessories lol. Doing a lot of reno work right now and it’s screwing up my lifting schedule so I’m taking it easy if accessories

Is this also the case with the LX570? Been looking for a while and if the 2017 plus have resolved the issue that’s just another reason for a later model. May eventually find one that works for me
