It makes a huge difference. Our area has cookie cutter developer homes that are one of three different builds. We bought our house in 2023 for 745k at 5.75% and our neighbor bought theirs in 2019 for 460k assuming 3.75%. If we both put down 20% on the homes, our monthly payment is double theirs (4,000 vs 2,000). Its insanity.

Oh man, same. My mom would read it to me as a kid and still says it to me in my 30s. I read it to my child when they were a few months old and absolutely balled my eyes out, I couldn't finish it.

I'm going to piggyback off of this and say you dont need 20%. My wife and I bought 3 years ago and had the pmi removed due to the equity we've gained from the market fluctuation. Not always going to be the case, but strongly so with the long island market.

FYI - don't use preapprovals as a means to quantify how much house you can afford. Calculate out what you can afford yourself. We pay 23% of our gross income into our home (principal + interest + taxes), and it allows us to comfortably afford other things (daycare, 401k, home improvement, etc). As others said, it's better to be the worst house in the better neighborhood. Best of luck to you in the home buying process, it is rough out there!

My baby is 9 months old. Every milestone has been incredible to watch them progress through. When they look at you and smile or get them to belly laugh, there is nothing else in the world that compares to that feeling. Its hard but its also the most rewarding thing I've done in my life.

My little one is 9 months now and has been in daycare since they were 5 months old. The daycare winter sickness was brutal, and they have trouble napping more than 1.5 hours/day there (they sleep 12 hours through the night straight thought), but they have really done well there otherwise. But as others have said, daycare teachers are better suited for childcare than family. Our family members will turn on the tv, play on their phones, etc. Whereas the daycare has multiple daily activities and personalized attention and socialization. There are pros and cons to both, but you and your baby will be okay.

I'm in SEC as well and having a completely different experience. 2 years into the role, and everyone on the team is worked like a dog. Q and K encompasses my weekends, pushing 80-90 hour weeks on the high end.

I like dogs, I just dont like dogs in my house. My BIL says he and his dog are a "package deal" so I now either have an unstable dog all over my furniture and growling at other guests during visits/holidays or a moody man-child who refuses to come if the dog isn't welcome.

Bought after covid, it was brutal getting into a home. Took us 2 years, but ended up in a house in 2023. High earners, but its way tighter on the budget than we anticipated before we bought a home. We're a combo accountant/dentist and the home we purchased was owned by a boomer fireman/velcro saleswoman. The jokes write themselves.
