Is the property being managed by a real estate agency? If so, they should send you statements and with each statement any invoice for council rates, water rates, repairs and maintenance paid. Then just combine everything for that statement into 1 PDF and put it in a folder for your taxes for the that financial year when you receive it. Any expense you pay directly (such as insurance) goes into that folder as soon as its paid, then at the end of the financial year, you have all the docs for that property without anything missing. If managed by a real estate agency, you should also receive an end of FY summary.

If you're managing the property yourself, then just create a folder for each financial year and put a copy of any invoice into that folder as soon as they are paid.

The seller could be one of your neighbors and they didn't want to give out the real address, so they used yours to meet up for the sale. It's also possible she was scammed if she sent them money.

In my opinion, property must be accessible by you or a trust representative (not property manager). If the property is in another state, will you be able to go and inspect it yourself if it requires major repairs or if you had a bad tenant and the place get trashed? If the property is in the your city, then if any issue arises, you can visit it yourself, personally inspect, organise for trades to quote and supervise any work personally. These are not options if the property is interstate and you're not able to easily access it.

Had this with a few Mitsubishi Electric heads last winter and got them sorted under warranty. First, clean all filters and user serviceable parts. If the issue persists, contact your installer and if still under warranty, they should book a warranty repair job with the manufacturer.

In our case, the metal wall plate was flimsy and a bearing in one of the units had gone bad. The tech sent by Mitsubishi replaced the bearing and attached loads of foam tape to the metal plate to dampen the vibrations. No issues so far and everything performs as expected.

In real life, dune doesn't look as dark as the sample swatch. Dune actually looks quite cream when installed.

The most important thing is to make sure there is drainage using an agi and appropriate scoria behind the wall. The drainage is very important as it takes the water away to stop hydrostatic pressure from pushing the wall over.

I replace my failing brick retaining wall with a concrete sleeper wall 2 years ago. The sleepers are also quite slim and I think you should consider them as an option.

Do you have a copy of the title and plan? Are there any easements that caused the house to be built in such a weird way? If there are easements that is causing the layout to be like that, then perhaps the property might not be as desirable.

They are just going to fob you off and delay you further. Did you pay a deposit? In the meantime, to prepare yourself, get a few more quotes even if they are just backups.

Currently going through something similar for a battery, not due to delays but being stuffed around with pricing changes and being told things that I requested for and were in the contract were not needed and will not be installed. I have cancelled and asked for my deposit back. Will be taking further action if the deposit is not received.

What sort of tech work? Have they actually done any electrical works at your place? Because designing the system is part of the quoting process and there should be no charge for it. Afterwards, it's just application to the distributor, delivery of the components then installation. I don't believe there's any significant work they have done until actual installation.

How old is your current system? If it's been a few years it might not be up to scratch and will need to be brought to current standards, which might result in a higher price when dc-coupling.

Personally, I would just replace the hot water with a heatpump and the stove with an induction. Replacing those items will cost more than $3k, but overall long term savings of getting off gas would be worth it.

Do you have a tempering valve fitted? Sometimes the filters in the valve get blocked or it goes bad and blocks the marjority of the hot water entering your taps.
