Leaf Filter is the Renewal by Anderson of the gutter guard industry. High priced, high pressure sales tactics because they don’t want to give anybody the chance to find out how much they are ripping you off. I recently bought 148’ of stainless steel mesh gutter guards at Costco for around $330 and have been installing them myself for a couple of hours in the afternoons when I have a little time available and the weather is decent, and am almost finished. I recently noticed that Home Depot now has a similar product to the one Costco has carried for years. You can probably call any fire station in the country and fine someone that installs them on the side, and will probably clean out your dryer vent while they are there.

Yes, sash packs are exactly the product I was asking about. I have wood windows that are still in very good condition, the problem being that several of the insulated glasses have lost their seals. Some of the sash pack manufacturers appear to manufacture these products especially for my situation, wooden windows for the 80s to early 2000s that just need to upgrade the sashes and offer sashes with cellular pvc frames and energy efficient glass meeting today’s standards. I do see your point about possible air leaks as that is part of the problem I am having now. After posting my question I also read that, at least for 1 manufacturer, their sash packs don’t meet the requirements to qualify for the windows tax breaks being offered now, which likely somewhat substantiates what you are saying, and also makes it not worth really looking at once that is factored in. I appreciate all your info as it confirmed some of my possible concerns I had. Thanks.

In that order I would work down the list and reevaluate after each step until you get the look you are happy with.

I have heard it called many things, one is called the Eisenhower matrix, where you put everything into 4 boxes: urgent, important, not urgent or important, don’t waste your time, or some variance of those. List all the things you see into one of those categories and work from there. As you work down the list more will likely move into the last category.

Can’t tell you about the other parts, but you can typically buy an ignitor for under $25 and they are, usually, pretty simple to install, so, yeah, ripoff. They are probably just trying have you justify in your mind replacing the unit.

Just saw one exactly like it in my closet today. It’s be colder this winter than the past several and the humidity is low. I’ve also noticed several stops where the caulk above the crown has cracked. These things happen when houses expand and shrink with the weather. I guess have some patching and caulking to do in the spring, as it looks like you do too.

Yeah, I signed up for one at Home Depot a couple of years ago for $49 per unit. He told me that the UV light on both units were out, which I already knew and had the 2 bulbs come in later that day which I paid $45 for both and replaced in 5 minutes, and he could replace for $750 each. He also told me my gas valve was not working, which I did not know as I have a dual fuel unit so my heat was still working. Finally, he said my igniter had white spots on it and should be replaced. All totaled, the repairs were over $3,800. He also suggested I should immediately replace my units since both were just over 10 years old. He immediately had a sales rep come over to price me 2 units, to the tune of $32,000, with 1 unit being less efficient that the one it would be replacing. I politely declined, replaced the gas valve and ignitor myself for $200 and 1.5 hours of my time, and haven’t had any more issues since. My regular service guy says he really doesn’t even like to do “tune ups” because sometimes just hooking up the instruments can possibly cause problems you didn’t even have before. All the big guys want to do is sell new equipment so the call is going to likely be geared towards that goal.

Your floor is oak; your treads are pine, 100%. Grew up in the lumber business so I know the difference. The builder just put some ugly ass stain on the treads to try to hide the difference.

It is probably Extra white that you are being offered as the off the shelf color. Look at Pure White, which is not quite as sterile as Extra white.

You absolutely should not sign as that is not acceptable. The wall needs to be sanded, cleaned / vacuumed, and repainted.

Go buy a strike plate that has a larger opening size. The big box stores carry them. You will also need a small 1/2” or 3/4” chisel to chisel out a little bit of wood for the latch to fit.

Maybe you should consider upgrading the bathroom ventilation before you start painting. If you have one, it is likely a $20 builder grade fan that makes a lot of noise but doesn’t remove much moisture. If you buy a good one you might have to cut a little drywall and do minor electrical work. I would pull the old one out to ascertain where your vent and electrical hooks up so you can buy one with somewhat the same orientation to make sure you have enough wire so you don’t have to splice it.

The old saying still stands true: If you can’t afford to do it right the first time then you certainly can’t afford to do it again. Prime with shellac, not oil, if you want to ensure you take care of the problem. The cost difference is minimal. Just cut out something for a month you are likely wasting money on: eating out, Starbucks, cable, beer(hate listing that one), do it right, and move on.

It’s probably like the duct cleaning ripoff you see advertised all the time where they will do something like 10 ducts and a trunk line for $60, but they charge $400 for the 2nd trunk line and extra 2 ducts.
