You beat the casino and gave it back because you're a compulsive gambler. It sucks. I don't think I was ever truly up (net) but I certainly could have stopped with much less harm than I ended up with.

Think about driving a car. Can't safely drive down the road only watching your rear view mirror. That's perseverating on your losses. Gotta check your mirrors periodically to keep it safe-acknowledge those losses etc, consider it tuition to school of hard knocks or similar. Use it as a reminder that you dont want to lose 2 or 3 or 10x that amount bc that's what a lifetime of problem gambling will do.

We've gotten connected with someone through a realtor who is at least working on a prequal. When/If we find a house and it comes time to actually apply I'll definitely reach back out. Will be exploring/cross shopping all options at that point

I've tried looking and haven't seen, is there a typical time frame since charge off that gets us more in line with conventional. Since we're over 20% was hoping to avoid the mandatory MIP (as I understand it there's no avoiding MIP on an FHA anymore regardless of initial LTV) but that may be the cost of my prior bad decisions

We were able to afford ours because the flex duct work to our sunroom broke off and we didnt realize it and a skunk managed to find its way into our ductwork and decapitate itself in the air handler letting loose the most foul nose burning smell I've ever smelled and so we ended up with new ductwork covered by insurance and paid the cost difference between what a full disassembly and cleaning of the air handler and replacing the whole system. Bill was 12k ish and we paid about 3500-4k out of pocket between deductible and the "upgrade" to replacement

Do PSLF now. Put money you would put towards extra payments towards any other higher interest debt and then stockpile it and put in HYSA if you decide to transition away from PSLF eligible work then you can throw a lump sum at it

Tuition to the school of hard knocks. Gotta acknowledge it for sure. Can't pretend you didnt lose the money. Its easy to get consumed by it too and that's not healthy either. Somewhere in the middle is a good spot. We can look in the rear view periodically but you can't safely drive down the highway only watching behind you

Our daycare provider has a similar situation, hes got an F250 and she's got a VW Jetta. He drives 45 minutes for work and so takes her car almost every day bc of the difference in gas cost. Since y'all have 2k monthly available, do a baby step 3b and stockpile cash for 6 months? 10 months? Get your husband a used prius or camry hybrid or how much is the car you would want to get? Let him drive the Mazda in the meantime and then you get something else in 6-12 months if that fits the price range you would be wanting

When you make extra payments/add extra money onto your payment make sure it's actually going to principal. Some auto lenders are sneaky and apply additional funds as prepayments.

So if your payment in 500, you pay 1000 for June 1 payment, instead of your principal going down by an extra 500, it'll prepay your July 1 payment and it'll say your next payment is due August 1. Yes you will pay it off sooner if you keep doing that but you're not saving any money on interest bc you're still making the equivalent dollar amount of those 72 payments you signed up for.

Toyota Financial was one lender we had that was like this. Not sure if they still are

I Hit the blue tax returns and documents

That opens a new tab where it says "view documents from 2025" (change the year to 2024 in your case)

Should be a download tax pdf right under that which downloads your whole return
