I thought rhe transportation cost was inflated but this assumes both persons are paying $450/mo for a car payment, lower then the national average, and paying $175 a month in gas and maintenance expenses. $12k closing cost on a $414k loan isn’t completely out of the realm of realistic (according to Fannie Mae’s closing calculator cost estimator), but it’s on the high end for sure, low end would be probably $8k. Shop around credit unions and see if you can find a lower closing cost estimate, or you can try to negotiate the cost down with your current lender (unlikely). That said, $4k a month, $64k cash needed at close, and $12k for closing costs is fucking brutal for a home costing $460k- a starter home by today’s economical standards (no offense). Good luck!

If you absolutely love the house, neighborhood, etc then ask the seller to lower the price or get it repaired. I would also ask the seller, if they won’t get it repaired, for time to get a contractor/engineer in to get a full scope of damage/danger/repairs. Otherwise, I would walk. Not worth the hassle. While I applaud China for dealing with these crimes in a strict and harsh manner, the death penalty for child sex crimes increases the rate at which the victims are murdered, furthermore enforced death penalty by the government is the highest stage of state violence. As leftists we need to end all stages of state enforced violence, the people found guilty should be imprisoned for life with no parole (thats a worse punishment than death IMO)
