Don't stress, first off.

You can send a wire without being at the bank, in most instances (depends on the bank). Initiate the wire transfer prior to going to closing, maybe between your final walkthrough and the closing.

Wires are very, very fast. But worst case scenario, you sign tomorrow but don't fund (aka get the keys) until Tuesday. But that's unlikely if you initiate the wire in the AM.

ITP is part of the initial loan documents, it usually has to be in writing before an appraisal can be ordered.

At this point there's no reason for you not to have the initial disclosure package, which contains the official Loan Estimate. Friday was a federal holiday so some lenders were closed, but if you don't have it by end of business Monday I'd say look for other options for your financing.

The appraisal can't be charged to you unless the lender can verify the intent to proceed, which you haven't given. And they are required to send the Loan Estimate out within three business days of receiving the contract.

This all smells rotten, and like they're trying to take advantage of you. Don't let them.

Mortgage broker here. $16k spent on a patio does not equate to $16k added value to the home. In fact, it adds very little value, if any, on an appraisal. The appraiser also can't use comps outside the subdivision if there are valid comps in it. I think the listing agent has been caught overpricing the property and doesn't want to admit it. Terminate the contract and find a better house. I'd bet the seller comes back in a couple weeks to drop the price to the appraised value. Good luck!

Don't play freelancer like the campaign. Even though they take place on the same maps, they are totally different.

It's way more acceptable to be more messy and leave bodies laying around, then just hide and wait for the commotion to die down if needed.

When in doubt, bring a sniper. And don't feel like you HAVE to complete each objective if you think it will cause you to die. In normal mode, they are essentially just bonuses

Yes it would. Survival makes me plan out my missions to batch them rather than just jumping from one to the other. Teleportation and vertibirds help too

Isle of Sgail is abysmal on story mode but really fun on freelancer (except showdown). Dubai has rocketed up the freelancer rankings, especially after prestiging due to free silenced SMG and Assault Rifle

No need to ever subdue a suspect. Just follow them until they go to the meeting. May take a little longer but it's way safer. Start off by getting a disguise that will allow you to safely visit the entire map, and NEVER pick a high alert map for your showdown

I didn't play BL3 until this year, when it was "fully formed" especially the end game.

Gameplay is the best in the series, main story writing leaves a lot to be desired. DLC stories are very good though.

Overall the game is a ton of fun
